I have the opportunity to excel my business via acquisition. In order to do that, I would need to free up some capital. Hence the reason for putting a feeler out there on my ranch. The property is located near Windthorst TX off of HWY 16. It is on the Archer/Young county line. The unique thing about this property is that when I bought it, I bought it out of a 400 acre place. I traded the grazing rights for the hunting rights. Ultimately for the purpose of hunting you would have access to the entire 400 acres. When I bought it in 2017 it appraised through Capital Farm Credit at 2850 an acre. There are 2 active oil wells and one separation tank on the front of the property. I do not own any of the mineral rights. There is electricity and no water. There is a well on the front of the property, but I have never exercised getting it working. There is a 35/80 barn with sliding doors on the front. A pretty nice rock road runs all the way through the property. There 7 total ponds on the property. My survey encompasses 5 of them. There are 3 fields that we planted in wheat about 30 acres total. Tons of deer are in the area with even more pigs. One neighbor owns the property to the east of me as well as across the road. He owns over 1000 acres. The ranch to the West is not hunted and is approximately 4000 acres. This property is pretty turnkey. The potential sale will convey the below property/equipment.

I do not want to deal with a realtor as I do not see a realtor bringing any value to the table. I will give a $5000 referral fee to any member who brings a buyer. $675,000 I am firm on that price.

All deer blinds and feeders are less than 3 years old there's roughly $40,000 in deer blinds and feeders retail. I bought the best.

How many acres are you selling?
Is the property you're selling fenced out of / separately from the 400 acre total?

I own 200 and am selling all 200. The entire 400 is fenced, but there is no fence separating the halves. Taxes are $350 per year.

I am not sure how to post an aerial with the lines drawn to show the property. I could potentially post a picture of the survey? I have no interest in selling any of the equipment unless the land sells and the buyer doesn't want the equipment. If it does not sell then all the equipment that is there is necessary to upkeep the ranch.

Yes it is. I sold that one and purchased this one. That property was 110 acres. They are about 10 miles as a crow fly's from each other.

Nope. This piece of property I planned on keeping forever. I hunted this piece for 10 years before I bought my other piece. I have the opportunity to buy one of my competitors out which would grow my business about 40% over night. I need all cash on hand for that. If I was in the land flipping business I would not be taking a near 70k hit on the equipment which is all basically like new.

My issue would be the oil pumps, meaning trucks in/out between 7-10am everyday and no mineral rights. Not for me.

Currently there is only 1 active pump on the property. That particular pump is less than 150 from the gate. They check that pump maybe every 3rd day. There is a set of seperating tanks that are also at the front of the property that are checked every day. It is 150 from the gate near where the campers currently sit. The property is 2 miles deep. I can guarantee that Tim does not effect the deer on my property at all.

For those worried about the mineral rights and pumpers having access. Once the lease expires you dont have to renew it, most leases are 5 to 10 yrs max. You terminate at the end of the surface lease and they will come in an P&A the well.

^^^ OP said he does not own any of the mineral rights so the sale of surface will not convey minerals and new surface owner would not be able to cancel because would not be a party to the mineral lease.

The whole property is 407 acres. I bought 200. If you're the same Chris that had the truck stuck last year, the property that your fence touches is the the 200 that I have the trade worked for the grazing for hunting. My 200 is within that same fenced perimeter.
