I recently about about 400 acres of land in Stephens County off FM 207. I bought the property to hunt. There is about 200 acres that is cross fenced off that has 2 fields, one is 100 acres and the other is about 50 acres. The fields were last cultivated about 4 years ago. There are small mesquites growing up in the field. I am looking for someone who wants to grow and bale hay in the fields and pay me for the use of the land. $4,000 a year for the 150 acres. I am not interested in running cattle on my property. Perimeter fencing is very good. Access is good. Ask Stompy if he knows anyone. He lives there. Not far from my buddies place near Lake Daniel. Seems like when everyone has rain no one needs it. Is that standard pricing??

Ask Stompy if he knows anyone. He lives there. Not far from my buddies place near Lake Daniel. Seems like when everyone has rain no one needs it. Is that standard pricing?? Depends on how improved the pasture is and soil conditions - you can make a lot of hay off 150 acres if soil is good and rains are timely.

Most Farmers are not going to pay $26.00+ an acre for uncultivated fields and no cattle rights. $4000.00 + preparing the fields + Fuel + Fertilizer + Seed + bailing cost. You would be better served to allow the "right" farmer to lease the land for hay and cattle rights. Your benefit would be the AG exemption on your land which will dramatically be reflected in property taxes. Around my area smaller farms generally lease for $5.00 an acre. Looks like you have a beautiful piece of property. Good luck with your hunting

No way you'll get anywhere close to 4k by leasing it. I would let those mesquites grow and in about 6-8 years you'll have more deer hunting cover. Or lease it for about $6 an acre, if you can find someone close that would want it.

I personally would find a farmer at the local feed store to plant milo .. Lease out first 2 weekends to dove day hunters to make the money you want.. In no way would I let the mesquites take over.. First you have improved land and secondly you have a deer mecca being surrounded with that cover..You probably paid a little extra per acre for having improved fields in that place....With winter wheat in that field you will have ALOT of deer in it in Dec and jan!!Id be willing to bet you find a farmer that is willing to pay to plant wheat for hay in the spring but not what you are asking.....

Land with trees on it is way more valuable than fields out here. Hunters are buying most of the land out here and they want deer cover. Hard to sell field land out here. As far as dove hunters, your going to have a heck of a time finding lodging out here for opening weekend. That's the main reason I built cabins and put in RV spots.

Stompy and others are right. No way you can get that much for cultivation land here. I am retired now but I used to raise hay and cattle. For $9 per acre I got the farming (hay), grazing and hunting rights. This was 20 years ago but no one will pay $26 per acre and you maintain control of grazing and hunting rights.

Any hay guys in the area? Going in with the operator on shares of the hay may be an option for you.
