Looking at a property, it has a pipeline easement running thru it, can I plant crop over it? Thinking be a good spot for a food plot for the wildlife and maybe a hay field
I know I can't put anything permanent on it. Property has about all I'm looking for trees, tank, stream and open areas w signs of deer and other wildlife. I need to make my decision soon and find financing for it as well.

There is a pipeline running through my subdivision. Neighbors are planting in the easement. I was on a quail lease on the Briscoe ranch. We hunted on the easement. They have little signs up in the easement with contact information. I'd contact them rather that take the word of a washed out drug salesman.

Shouldn’t be a issue to plant over it as long as there is sufficient cover. We have miles of pipelines in cultivated fields but as Bill mentioned I would want to talk to someone from the pipeline company to make sure.

You need to know the depth of the pipe. We hunted a pipeline in Marshall and could plant part of it, the other part they deemed too shallow for disc or plows within 10 feet in either side of the market poles. It was still plenty of room to plant. Have your realtor get it in writing though

a lot of people plant oat patches or other grass types on R.O.W easements. Most of these pipelines are buried pretty far underground.

Look at the easement documents in listed in the Schedule B of the title commitment concerning the easement to see if there is any stipulations where you could not do it.

Plant it but don’t get within 5’ either side unless you talk to the company and find the depth.

Pipeline easements usually prohibit woody vegetation and trees being planted. Many companies will plant grasses our wildlife mixes on the easement as agreed to by the original owner. They are often wildlife magnets.

Under the easements agreements that I’ve seen, the company who owns the pipeline generally has the right to do regular maintenance which includes mowing periodically to keep woody vegetation from forming roots that may effect the pipeline.

I would check the particulars listed in the easement deed on file with the county the property is located in.

The pipeline ROW (3 lines close together) across my property bans me from planting trees but any surface planting or farming is OK. It's good grazing and the deer like it. I saw the last pipeline being installed and the centerline of the 30" pipe is 6 feet down. The horizontal drilling under the county road is deeper. The pipeline owner can enter the ROW anytime for surface maintenance, corrosion survey, etc. They usually send a letter first.

Like others have said, if you're only planting a food plot the only issue would be the depth of the pipeline. I would personally get that info before I plowed anything over the pipeline. This is not an "ask for forgiveness" situation IMO.

How many families were pissed off!! grin

Won't happen but funny. My dad dug my basketball goal years ago and first hit the sprinkler main, then phone line and finally power. Never seen sparks like that! Lucky he didn't die! Was late to school since we didn't have cell phones back then. They got power back on abt 5 am in a tstorm.
