I have a chance to buy a 20 acre parcel from a ranch near Van Horn. The piece of property comes with the rights to hunt the entire ranch of a little over 25,000 acres. According to the ranch owner the place has mulies, aoudad, javalina, quail, rabbits and a few elk. I'm not familiar with the hunting around Van Horn and to me this seems a little too good to be true. Anyone familiar with the area willing to chime in on this? I'm curious if it is something worth pursuing.

there was a place out that way that chopped up a large ranch into smaller particles and gave hunting rights to the entire place ... doing the math, there could be 1250 hunters hunting that 25,000 acres. I suspect that would not be likely, but possible. just keep that in mind.

proceed carefully - I have seen many places like this - may be a nightmare - this may be different but take it slow and ask many questions - any anthrax in that area?

Those fractional ownership interests are usually bad, bad, bad. Way overhunted and often "shot out". I would proceed very, very cautiously..

I wouldn't even consider that deal. Those big ranches that get chopped up in to smaller parcels never work out. Too many hunters competing for too few animals. Not mention the cost of getting water and power run to each parcel.

No experience, so just questions that I would have in this scenario. Like:

- What rights do you have for your 20 acres? Just camping, can you build a shack?
- Would someone else be on the next tract?
- Can you place feeders/blinds off of your parcel?
- How many parcels will be sold?
- What if you want to sell?
- Harvest restrictions? Size, #, etc.

Not saying it isn't worthwhile - I have no idea - but I would be pretty cautious. It doesn't seem like it would be too much different than buying into a 25,000 acre lease (even though you have partial ownership - in perpetuity), but no control on who or how many partners you might ultimately have.

We leased a place from mulie mike out their long story we leased 10k acres and got 1500 but never saw a daar in 10 days, the place next to it we were supposed to get had a big Herd of Elk in the crop circles but its definetly hit or miss out their I think the new state record mule deer was shot North of town but the guys been managing it for 20 years
