Its that time of the year again for me. I've gotten three PMs asking about the contact information for Allied which is who I use. Its difficult to get 1% deductable in my area so I'm sticking with them. I keep the house value as low as they will go in order to keep my deductable down. This to me is one area where less is more. Also, i don't think i need to insure my lot. Thoughts?

Errr . . . , keep the dwelling value down so the deductible is lower?

Makes it easier for the company to participate in small losses which you should be able to handle while opening yourself up to a great eye opener if the worst happens. The belief here is you should set up your insurance to respond appropriately at the time it is needed most. I think that would be at time of great or total loss and not when the premium is paid or a smaller claim takes place. All in all, the decision is yours.

You have pond access from your property and it is not fenced. Do you have a liability policy?

A million dollar extra liability. There is also $300,0000 covered on the homeowners policy. I'd probably take my money and downsize. The lot is valued T $200,000.

I want the highest valuation on my home owners insurance so that when something does happen I'd actually be able to replace my house.

I run a 1% wind/hail and $500 any other deductible.

Some insurers will not take new customers with older roofs. More than half of the claims are for roofs.

Mine's valued greater than your (~$50K more), same deductible, $1M liability & my yearly price is $1,150. You need to check w/Texas Farm Bureau. Mine was $2,250 w/Farmers. All the same except only $250K liability.

TFB changed their pricing algorithms so maybe it'll be cheaper for you now?

A lot of people are overinsured on homeowners....no point in insuring your lot or your slab.

FWIW, I just switched from USAA to Varmintslayer (Cody) with Farm Bureau. He saved me about 30% on my auto and homeowners policies, plus he's a very nice guy and super easy to work with.

Lots of buzzards feeding on the carrion that is the Texas Home Insurance Market. Very few companies left with good coverage forms. Farm Bureau is one of them. We can also recommend Germania II have to sleep at night). If you aren't concerned with a firearms limitation, you can also consider Liberty Mutual, State Farm & USAA.

A lot of the others, well . . . , let's just say be careful. PM is you want an honest answer to who anyone has or is considering.

Bill is in that there hurricane tier and his coverage options are indeed limited.

Watch out for roof schedules . . . .

Many people who pay by escrow don't have a clue. It gets mixed in with property taxes.

Yes. This will probably be an issue with Farm Bureau. They are lower price wise, but very “picky” on the roof.

Liberty biberty - check out the $2,500 firearms limitation (I believe that is correct). It's something that comes with a policy from a company out of Boston. Can't believe many here would stand for it. I can't.

About roofs - if the company isn't picky about it, there is a reason. That there reason is likely not in your best interests. Think about it.

I pay down as little as I have to on my house..........so the lender requires it. So I go cheap and put the money other places.

This year I will refi if I cant get Cindy to retire and pull more money out of the house and put it somewhere else.

You are required to buy it if you finance your house. I started paying attention after I paid off my house.
