Pretty sure just one has to be 65 or older. Obviously has to be your residence. The deferral of property taxes accrues at 8% annually. It is paid when the property sells or ownership transfers to heirs. You have to live in the property. I am not a property tax consultant, but I do stay at Holiday Inn Expresses all the time.

No matter what state I live in, I will always have a federal income tax. But why own a mortgage free home and have still a $400 monthly payment for taxes? I can put that money to better use than giving it to the county.

Appreciate it. I'm ten years older then my wife. It would suck if I had to pay full taxes till I was 75.

Im not a fan of my property taxes either. While I don't pay as much as you, I pay enough. I really think spending by govt all around needs to be checked hard.

That said if they do away with property taxes are you ready for public roads, schools, utilities etc. to go away?

My house has gone up nearly $40k in two years. I should be able to sell it to the county if they say how much it is worth.

What I find crazy is that a nice property with a nice house in the country that sells for 1 million has a 4k property tax. AG exempt of course. While a 400k house in the city will run you 11k in taxes...... it's just crazy.

I'm guessing he means my bud the "hobby farmer" shouldn't have a lower property tax bill b/c he's "ag exempt" on a more expensive house and property than mine. I wonder what the city of Allen would say if I put a goat on my half acre lot and filed for an exemption....

yeppp................back when I was growing up in the 60s only the real farmers lived outside of town for the most part...............that all changed throughout the late 70s and 80s and the land got divided up and they got these little exemptions.................Total BS.

In most counties the residence and one acre is not included in the ag exemption. If the actual house and grounds exceed one acre that acreage can be upped. That part of the property is valued at FMV and the owner is allowed to file for homestead exemption. The balance of the property is valued at ag exempt rates.

Never have worried about property taxes. Income tax is another story. I don't have kids so when I get a bonus I get killed.

My property taxes aren't that much. I don't live in a subdivision in a "nice area" as they like to say in the city. I have coworkers who pay over $10k a yr in taxes and you can spit on the house next door it's so close. Never will understand that.

I have a kid and still get killed on bonuses; kids don't add much to the tax savings equation...

To clarify; bonuses are typically taxed at the highest tax bracket when paid to prevent you from coming up short on your tax payments (get it back on the back end when taxes are filed assuming you fall into a lower tax bracket). Kid's just cost money......

So you're saying if someone qualifies for the exemption they shouldn't take it unless they're a "real farmer" what does that even mean?

Problem with California is that the state/people only owns 40% or less of the state.............Federal Govt has the rest. That's one of their many issues.

Issue I have is about 3/4 or more of my property tax is for school, I have no issue with roads, utilities, cops/fireman getting paid, it the school district who is the con man in game.
