If it's just you and the wife, and you haven't run out of hot water previously, I'd look at one of the electric hybrid units. Less expensive, as/more efficient, and easier to install. The great thing about tankless is the endless supply of water. If you're not going to utilize that, it's not worth the added expense. Me, I give my dogs their baths in the shower with a pull down shower head. Wash both dogs (GSDs), then myself, and 30-40 minutes later, still hot water. I was in to mine (Natural gas) about $1500, close to 10 years ago, doesn't seem that the price has changed all that much. The new property I bought is all electric, and I'll be adding a propane tank just for the tankless water heater and stove. I won't go back to a tanked unit.
Some people will bring up the annual maintenance. It's a hundred dollars for the kit, that you only buy once, takes 15 minutes of work and an hour of beer drinking once a year. It's not that big a deal.
Mine has no problem putting 130 degree water out of the faucet right now. During the summer, when the temperature of the supply water is higher, it'll hit 140 if you tell it to. They're all adjustable, with a 140 degree cap. It does take a bit longer to get to the kitchen sink at the opposite end of the house, but I'm a single guy and don't do a whole lot of dishes. It's not that much different than my old tanked unit.
Shotgun, Have you actually put a thermometer at the faucets to check water temp.?

I installed a electric one back in 2011 works fantastic hot water as long as you like all digital turn it up or down on the fly with a remote haven’t touched it since I installed it . Get it sized correctly . Best thing is if it ever goes bad it’s a size of a large shoe box and could be swapped out in minutes .

I've had two tankless Noritz nat gas units for 13 years, and just had to replace one of them. Bought it online for $1200, and another 300 to install. You need to flush them at least once a year with white vinegar to keep them efficient, which is what I've done. Love them, and wouldn't consider a tank anymore.

If (repeat IF) you have a circuit big enough, electric will work as well as gas/propane. Too many installations are undersized resulting in lousy performance.

I have electric tankless in my deer lease trailer. It's a 30 foot job site trailer converted into living quarters. The tankless set up at the deer lease trailer is, frankly, awesome.
We have twin tankless gas water heaters at the house. I think we set the temperature there at 120 and they operate smoothly. My clothes always appear to be clean.

Location of heater has some impact on demand and operation costs.
If the heater is centrally located in home, the heat loss in the water piping to outlets are generally minimum.
If the heater is located in garage, and bathrooms are located on opposite end of home, water temperature drop as much a 10 degrees in winter. This increases your hot to cold water ratio. Then one must factor in the pipe materials and locations.
This factor could impact tankless user's satifaction rating. Some users will see no benefit. Some users will see an improvement.
I had replace my gas heater, which is just off the kitchen, a few years ago. The new heater has foamed insulation. Burner run time is much less than fiberglass insulated heater. I would see no benifit.
If the 2nd amendment was written just to include guns for hunting, why is there not an amendment to protect fishing poles?

If you could look inside those tanks after a few years and see all the chemical buildup you will never go that direction again unless you have no other option........

We have two natural gas Rinai's on our house that are roughly 12 years old; we love them. To your question; each unit will cost roughly $2,800 installed when they need to be replaced. In 12 years I've spent $500 on a replacement control board for each unit (within 6 months of each other) and have flushed them once recently and they were clean as a whistle. this, we have 2 rennais out here at the ranch, mounted on exterior wall and no special venting needed. we replaced both of them prior to the last sale as part of the agreement, both will put out constant 130* and have a wall mounted thermostat so you can control them inside. the original 2 were about 14 yrs old when replaced but working great. ours are propane and cost a little more than nat. gas. I think the full install was about 6k for both along with some other minor work we had done.

Shotgun, Have you actually put a thermometer at the faucets to check water temp.? Matter of fact, about a month ago I put my Fluke meter on mine to compare it to a buddy's new unit when he thought he was losing too much heat from his. I got 140 at my bath sink (just about right under the heater) and 130 at the kitchen sink (other side of the house). This was back during a cold snap, so the foundation was cool/cold, which would explain the heat loss to the kitchen.

I installed my tankless in 2011 without the cleaning valves never had a problem I don’t remember seeing those valves back then i’m going to Amazon and buy the valves Pump and hoses and install them if it’s not in a way you could leave all that stuff just hooked up and empty the bucket and leave it all hooked up for next time Make sure you flush the pump real well with clean water after you're done. Vinegar left in the pump doesn't play well with the internals.

2 years with a big Navien running on Propane. 3 bath house and never out of Hot water. Have it set at 130* and it will go higher. Was skeptical as exhaust is pvc pipe out of house. Yes, 2 1/2" pvc, and it doesn't even get warm to touch.
