I've been looking at buying some property for hunting, something between 75-200 acres, depending on which part of the state and price. On the larger property sites, LandsofTexas, etc I find a LOT of property for sale in Edwards County, around Rocksprings. Is there something about this region that would cause so many ranches to be for sale at this time? It looks like a bunch of it might be larger ranches being broken into smaller ones for sale so I'm sure that's part of it. I looked in Val Verde and I see lots for sale there too. I assume a lot of that might be for sale relatively cheap because of illegal activity (border crossings) in the area. Is illegal trespassing a big issue around Rocksprings too? Or is just the remoteness from larger metro areas the reason for the lower prices?

They break up the big ranches and sale in smaller unit. Which makes the places get over hunted.

Recent anthrax outbreak might have some impact on it. Members on here buy and sell ranches for a living down there, they can comment I'm sure.
We looked at one ranch down there, before the outbreak. It was a great looking place, but the owner had cockamamie ideas about buyer access (through his brother's, who acted like a real jackwagon AND a neighbor's), etc.

I know a few guys that have bought smaller places out there and have had pretty good luck both in quality and diversity of game. But, buying in a subdivision does come with its own risks, being overhunted is one of them. I would stick to Edwards and Eastern Val Verde......Western Val Verde near Langtry is rough country with sparser game populations and smaller acreage might not afford you a lot of shot opportunities like you would find further east. But, a lot of these subdivision areas are in Anthrax Zones and that area did get hit pretty hard, so beware of that as well.
For it is not the quarry that we truly seek, but the adventure.

Had they started with the access instead of finished up with it would have saved us a lot of time
