I'm looking to buy a small parcel of land between 15-40 acres less than 2 hours from Plano.

Preferably in Fannin, Grayson, Hunt, Lamar, Delta, or Hopkins county. If you know of anything or any local agents that can help with that, send me a PM.

I've looked at all of them. And have not seen anything that looked good. I'm hoping to find something that has not been posted on those websites.

If you're looking for something quite specific best bet is to call & talk to them.

Those are expensive counties to buy in, inexpensive properties in that area will have good reason(s).

And yes I know those are expensive areas. I've looked at a bunch that were inexpensive and you are right they all had issues

Over a period of 18 months, I wasted a huge amount of time and gasoline looking at overpriced and/or junk properties. When I finally went to a realtor and signed a buyers agent agreement, it took two weeks before we made an offer on exactly what we were looking for.

Don’t trust the title company to look out for your interest. Pay a real estate lawyer $250 to look over the deed, sale contract, and title policy before you close

All great advice! Thanks. I intend on getting my own lawyer as I know how people make mistakes. Sometimes intentional sometimes not.

I will look into a buyer agreement as I did that when looking for a house and that worked out well.

well they should . . . .but unless it's on paper i don't
think they do.
i wouldn't have thought there would have been a lien
of several thousand dollars on the old ramshackle mobile
home on my land, but there was.
if i hadn't opted for title insurance, i'd have assumed the
lien with me taking over the property.
and a tax bill if there had been one

Update. I just signed a contract on 19 acres just one hour from my house in Plano. And it included mineral rights!

I had an attorney review the contract and he pointed out a few ambiguities that we fixed before signing.

I found it by a searching a real-estate websites in my target area. The one I found most useful was Frontier Properties. Use the MAP search. Zoom in and there are many listings that I could not find anywhere else

I'm getting ready to list my property in Oklahoma.

16 acres in just north of Antlers, OK. Has a recorded easement with easy access and has paved road frontage. Property will also come with a feeder, ground blind, two game cams, and I've done quite a bit of brush work (cleared for 4 wheelers). Most of the property is Cedar and Post Oak with a few pines and scrub trees and several good openings. I plan on listing it a $1,870 per acre.

You can PM me if you have any questions or want to know more. I can send you some game cam pics as well. There are deer, hogs, turkey, coyote, and bobcats on the property. The county has a bear hunting season, but I have never seen any on the property.

Might be in the market. Dumb question. If I’m a Texas resident, but OWN property in Oklahoma, do I have to pay for non-resident OK hunting license?

Yes, you do. A Texas resident who owns land in Oklahoma has to buy a out of state hunting license.
