A friend and myself have had the good fortune to hunt a 500 acre ranch on the Burnet/Lampasas county line. The land is currently being divided up among family members. In order to retain the hunting rights, we were going to offer money to hunt about 350 acres to the family. It would just be for the raw land. Any suggestions for a price per acre for the area? It would just be myself and my friend. Thanks in advance.

It can be very difficult to deal with heirs & leases of all types.
Harder if all family members aren't included in the lease acreage total & compensation.

The guys down the road from our place in Blanco county pay more than $10 & less than $11 per acre, all 3 are in their 50's & took the lease over from their fathers, in other words been there for a long time with a long standing relationship with LO and now his heirs.

We no longer lease our property in Blanco but that doesn't stop the phone calls every year, last time we leased was after we made that decision.
They offered what I thought was an obscene amount so I agreed, big mistake on my part.
Well north of $70 per acre, there are many depending on area/location willing to pay that & more.


Bottom line, if you really want to keep the place I'd say start around $12 to $15 per ac & be willing to pay quadruple.

Some lessors charge by the gun. $2500 to $3500/person is not out of the ordinary in central Texas now. Llano County, northern Blanco County is common.

the price range can widely sway but that close to the Austin area, could be premium and easily in the $15-20/acre on up. Working with multiple heirs can be challenging also to get them all in agreement.

Close to where I am. We are on the river NW Burnet off 104. About $8/acre but 3x larger place. $3k/gun
