I need a person that can build a shop from the ground up. Need them to answer the damn phone. Need them to give quote for what I tell them, not what they “usually” do. And need them to be legit. I’m not paying half up front, I’m not paying anything up front. Contracts and insurance people! It’s not that hard!
Now. If anybody has a builder that meets those criteria, please let me know. I really want to get it built by Thanksgiving

Need them to give quieted for what I tell them, not what they “usually” do. A guy that can actually listen to you and adapt is a rare breed indeed...and usually has a higher paying occupation.

Good luck. I paid for the concrete ahead of time on mine then they finished it and I paid the rest.

Unless you're a Multi Million Dollar Company that "build it and I'll pay", ain't gonna fly. You can leverage your property (collateral) and some will do that.

The zero payment until completion will eliminate most bidders. Most require enough to pay for the materials which is around 50%. You can always withhold the last 50% until any issues are resolved.

If you would not agree to pay for the building when it was unloaded on the building site, you and I would not be doing business. Been down that road, ain’t going back.

I work with contractors & subcontractors all he time...terms and cash flow are everything. you cannot expect them to finance YOUR project.
try this...
15% with order 15% after receipt of materials (have them show you receipts) 30% progress draw 1 30% progress draw 2 10% retention (release once all punch items are complete and you are satisfied)
I am still looking for the perfect apron, one with reinforced knee areas would be perfect.

I really want to get it built by Thanksgiving Sounds like you want to pay double, have you tried the big outfits Mueller or Rhino custom division. Best I've done when having a metal shed, shop,barn built was 15% contract signing, 15% material delivery, 20% after frame construction, 50% completion. And that group is gone from getting it stuck to them too many times.

...Just put it up yourself, I know a few firemen that build metal buildings on the side. And if a fireman can do it...

The job lasted more than a week. I offered the builder a draw on Friday. He refused and told me to never trust anyone who didn't have a line of credit for the materials.

I've tried to get 2 metal buildings/cabins built this year, one in S. Texas, one in Hill Country. Never could even get to payment discussion. Those guys won't call you back. The ones that do, won't show up to the property when they say they will.
I gave up.

how big of shop are you wanting to build? I build metal storage facilities around DFW and have several crews that do great work. PM me the info and ill see if I cant help you out. Thanks

I have a co. here at the ranch now doing an extension on our shop. he gets 5 checks, just gave him the steel delivery pymnt. and he signs a rcpt for it.
he is set up on 5 draws, checks are marked by owners as to what stage the check is for.
dude seems pretty legit and I spent over 25 yrs. dealing with this stuff.
this is the only way I will do business, been there and done that too with the paying for chit up front. I get a materials check when delivered or we won't sign a thing. I can eat my labor but I will be damned if I will eat your materials for the job. liens are a major pain in the arse, by the way.

I also have heard numerous horror stories about people getting the slab poured, paid for that, materials delivered, paid for that,,, and the contractor never coming back. Also, the prices for have been all over the place. One company charged $11,000 for the slab and $28,000 for the building. Another charged $18,000 for the slab and $9,000 for the building, these discrepancies throw me off and make me wonder if they know what they are doing. I’m not looking for a deal, I’m looking for an honest company that can complete what they say they will and stand behind their work.
