If you are inclined to do it, I would get dram shop insurance for yourself and insist they hire TABC bartenders. Then I'd let the wife supervise while you take a cruise or otherwise leave the country for awhile during the happy event.

Anyway, trying to get a contract started for this. What am I missing? Looking for help as I really don’t want this to happen but want to protect our asset as much as possible.
We had discussed having all guests park off the ranch along the road and having my 12yo and 20yo nephews driving guests in on the crew mules, but aside from the fact I don’t want the mules used that way, I realized it’s a huge liability to have a 12 yo driving guests so I put the kaybash on that. May still have some sort of ferry system in using the mules but I don’t like the west and tear in the road (esp if a wet season) but should I require them to provide drivers (and then do I have to provide proper training and helmets etc for all occupants?) or should that just get scrapped and people can walk in?
The only thing worse than getting financial advice on here is getting legal advice on here. The good new is - I'd bet even money the wedding's off by then. So much for "waiting". Have the guests park in a nearby town and have them hire a bus(s) to shuttle people back and forth. Went to a wedding with this type of setup. Bus(s) ran for 4 hours non stop.

Krmitchell, this is a budget type thing, hence the reason they want to use the place. The budget def does not have room for bus service.great idea, and I have thought of that, but it won’t happen. My in laws are way to giving and don’t think of anything bad that could happen ever, they grew up hillbillies in Ohio and it shows in their mentality “ohhhh it will all be fine, nothin is gonna go wrong”

Contact a couple wedding venues and ask if they'd provide a copy of their contract they have their rental customers signs. Maybe between a couple of them, coupled with what you started, you'd have something solid for a lawyer to red line and bless.
Who will stick around the next day to clean up the place? Sounds like a lot of empty beer cans/cups and brisket plates. Are you guys invited to the wedding?
Yes we will be invited, and yes the wedding party will be the ones cleaning up, whether that is them or someone they delegate the job to. I suspect my in laws will help but I don’t know. I have added some to the terms of the contract since posting this, and the cleaning will be done the night of the wedding for food and drink and the decorations and all rental type stuff will be removed by noon the following day. Everything is gonna be on the wedding party to deal With, I am Not supplying anything since this isn’t a wedding venue.
I am not trying to be tough on these folks, but I want it to be fair for both sides and protect my investment as much as possible.

Yep. I already get razzed about the cameras I have up around the place. Her sisters tease me "under his eye" from the handmaids tale, but they prob still think I am a A hole.
I will say the wife is OK with me being an A hole about this, she doesn't want anything to happen and wants us protected, but as mentioned her family is pure hillbilly and "nuthin aint gonna happen, so just settle down"
Its funny, it isn't their money or liability. Kind of like how easy it is to spend someone else money, it sure is easy to use someone else's land!

That's exactly who I am worried about. I know at least one of the brides close friends always wears bimbo heels, and that doesn't go together with gravel and outdoors. That's why they are going to carry a liability policy, I am setting the minimum at 1mm per occurrence, hopefully won't be crazy expensive for them, but I honestly don't care. I don't want things coming back to me.
The point about the in laws being hill billy's is just to show the general lack of "care" when it comes to these possibilities. I need to think for the worst, they think for the best and since it isn't their name on the line they probably aren't thinking at all...that's my thoughts at least. A little different when it is your money and investment being attacked.
