After much discussion, we are going to start the shop building process sooner rather than later. It will be a 30x40 with a 30x20 covered parking. Drive through doors front and rear, 1 walk through, 10 foot walls, spray foam insulation, 4 inch thick slab with 1 foot x1 foot perimeter and 1foot x1foot runners for a post lift, electric with numerous 220 plugs, and a gantry crane running the length of the building.
I’m sure I’m missing some things. What else should I consider?
Wife wants stone wainscoting, cedar beams on the covered parking, and shingles instead of metal roofing.

In Forney, I would suggest 3/8ths rebar on 12 inch centers if you are only going with a 4" slab. Adding cross beams on 12' centers is a good idea too. That ground moves ALOT and if it ever does have a foundation problem it's much easier to fix when it has a lot of rebar and interior beams. Spend a little more now and hopefully save yourself from an expensive headache down the road.

I don’t know Jack about building a shop. But I would put a small room in there, in case my mother in law ever had to live with me.
I saw one once that had a setup in back, where room had its own door and window.

I don’t know Jack about building a shop. But I would put a small room in there, in case my mother in law ever had to live with me.
I saw one once that had a setup in back, where room had its own door and window. My next door neighbor did that to a garage he had built for his Airstream.

Bathroom and plenty of outside water faucets. Good slope on concrete. Plenty of indoor and outdoor plug ins. Led lights. Just don't waste any space. You build a small office, put overhead storage over it.

You build a small office, put overhead storage over it. No bathroom. To run water to the shop then tie into septic was $7000, then whatever to buildout the bathroom.

I do not know your intended main purpose of the building, but 10’ walls would limit the usefulness of the gantry crane and possibly the post lift depending on building construction and lift location within the building.

I do not know your intended main purpose of the building, but 10’ walls would limit the usefulness of the gantry crane and possibly the post lift depending on building construction and lift location within the building. That was discussed, the center height will be 14-16 feet, yet to be determined. The post lift I’m looking at doesn’t have a cross bar on top, which makes the crane more usable. This won’t be a prefabricated kit building Use will be storage and workshop for my car, plus welding shop for whatever project I dream up.

Run pipes in slab for 120V every 4-6’ pipe and an air line for the compressor that’s either outside or somewhere else. Have an air connection every 6’. You’ll have all the air you need and no noise

That way you could put a good sized camper in it to work on. Price it as it doesn't cost that much more to go a little higher. You won't be sorry. This one is 16 foot side walls (14'x14' doors) and it makes a big diff in summer on heat. 3 foot deep perimeters and crosses. The 12"x12" perimeters seems awful shallow unless your on rock.

I went with 10' walls and regret it. We put a loft to store ice chests and boxed up stuff and sure wish I had gone with a 14' wall to give room to move about. Also make sure your doors are wide and tall enough to have plenty of clearance, a 10' door is not 10' wide.

Go higher than 10' (think about a vehicle on a trailer, boat with a t-top etc for resale) and if you want to insulate the doors a rollup is out of the question, but you'll lose over head storage. My plans included an 8x8 side entry rollup just for lawn equipment. Its frustrating having to move vehicles, trailers etc. to move equipment out. Forget burying your air lines if they ever leak youre screwed. Use pex instead of PVC, if you plan to foam insulate than run all your wiring through conduit so u can pull if you ever fry a plug. My deed restrictions call for the shop to be conducive of the existing structure. I built metal anyway but had a brick ledge poured in case I ever needed to brick/stone it. I have lots of trees and opted for clear panels, every 4th sheet, way too dark otherwise. As for your carport, pour a runner to keep rocks etc within the spot, drainage issues without gutters can washout a carport fast not to mention you could close it in if ever needed. BP I'm not sure where you live but using a cistern style water catch off the gutters work great to gravity feed a hand sink or watering pets. My buddy uses his gutters to fill 3 totes that keep his cows watered and neighbor uses the gravity fed sink to wash his hands and it just drains back outside on the ground.

if you want to insulate the doors a rollup is out of the question They do make them, and they are not all that bad, but I wouldn't own one.

I'd stress, don't try to save money on the foundation.
You might think about pouring a pad(s) for rain catchment tanks, my BIL built a smaller shop & waters almost 2 acres, landscaping & garden with the 2 large rain water tanks he has. Also uses it for his outdoor sink under the lean to for grease & grime clean up and fish / game cleaning station.

I would make that foundation more stout. Relatively speaking, concrete is cheap.

I would make that foundation more stout. Relatively speaking, concrete is cheap. No kidding. Sidewalks are 4" thick. What are you doing as far as a pad?
