What is going price for lease land in clay county? Looked at a tract that is 41 $ per acre is this high for around there.

Very high. How many acres? What type of game is available? Amenities, such as house, electricity, water, guest privileges? Lots of variables. Need more info.

You don't give enough info to give much of an answer other than, seems really steep.
Of course depending on the particulars.

Average would fall between $10 ~ $30 per acre. Larger places on low end, smaller places or those with more amenities higher.

Seems very high to me. Unless, there's a lot of extras as previously stated.

240 acres, 2-3 acre lake, 4 deer stands in place, deer, duck and hogs

How many guns do you or they want on it? That is insane per acre for there unless it has lodging. I ain't saying it is overpriced either but need to compare to what is out there. Why is it available? We have had no turnover in 6 years now. My buddy is on a place there that I have hunted a few times with him for $6.50 an acre. Trophy deer, lodging, stands, feeders, feed, year round, all game, and large acreage, over 700 acres per hunter so over 10K total and open stands. 150 to 170 very possible depending on time spent hunting. Hell, I saw a 150+ first hour I spent there. I am only 20 miles away and it is about $9 an acre for us and up to $12 for all properties bordering. Sure they can get more but never have to worry about anyone leaving or setting huge expectations and not getting that trophy...

Did not say how many guns just said 41$ Per acre. Manager says guy that had it killed some big ones off of property. Never realky got a answer as to why guy not leasing any more. Im going to do some more investigating.

We pay $15 for 220 acres on the Jack/Clay County line with electricity. Started out at $5 thirteen years ago.

Lost his job... They always say that. What do you mean manager? What do they manage?? That small of a place, only deal with LO... So if it is worth $15 an acre, you are paying $26 extra an acre to rent the stands? Run.
