Just to clarify. Are you saying there are 5 members now and you want "at least" one more so you want to end up with at least 6 or 7 members and the acreage is 424? That would be a hunter to acreage ratio of 60 or 70ish to a hunter.? And the cost is 1000 per member for a year.?

Yes. 2 of the members only hunt once or twice a year. The $1,000 covers everything, the house, water and electric and corn for feeders. .

Well, with that high number of hunters per the acreage you probably wont get anyone interested if they want long term Trophy potential but that's likely not what you are looking for. If you are ok with guys just coming out to shoot whatever is there and just get away and out into the woods then you will most likely have guys knocking down your door at that price. I wasn't even aware there were leases under 2000 much less 1000 including everything. Anyway, I wasn't at all interested in the first place but I like to keep a pulse on whats going on in the lease market. Good luck.

JMR, a work of advice. If you are going to post a lease opening, especially an east Texas lease that typically has fewer acres per hunter than a lot of folks think you should, you are going to get this kind of response. I am not trying to bash freerange for pointing out your number of hunters for the acreage. Some folks can't help but putting in their two cents worth even if they aren't interested. I have faced this many times on this site and one others when I post lease openings. That is why when I post an opening I don't mention number of hunters- I let them ask that thru a PM. I give as many details as I can except that. For instance, I have one lease in east Texas that is 662 acres with eight members. Never had a problem and never had someone leave because they felt they were crowded. I rarely have to show the lease to more than one interested person to fill it. I have four leases that I manage and have found that large or small property, I have never seen more than three at the lease any one weekend at any lease. Almost every time I get a lease opening I ask the other members if they would rather absorb the cost and not fill it or fill the spot- every time they say fill the spot. With the price of leases going up every year I try to provide an affordable place to hunt, especially for newbies to hunting or getting on a lease, even if most think it is too many hunters for the acreage. If I felt it was unsafe to have as many hunters on a lease as I do then I would back off the number. JMO.

Well said, Russ. I was likely guilty as charged but I did point out if that's what he wants then that is fine, and it is. I guess if truth be told im trying sublimely(maybe not successfully) to educate others to my belief that IF IF you want bigger bucks then you need to kill less of them so some can get old. For what its worth im well versed in the dynamics of East Tx leases. I cannot stress enough how much I believe that if everyone on the lease is ok with whatever goals are established then I think it is great. High lease prices have certainly forced many to have more hunters than they might otherwise have and I completely get that. Lastly, at 1000 a guy I doubt anything I may of said or implied will keep him from filling his spots asap. I may even contact a friend that would like this arrangement and tell him about it. You can manage east Texas leases for "trophy" bucks but that depends on what you consider a trophy based on the potential of the genetics for the area you are hunting. Realistically, you can't manage low fence places of less than a couple thousand acres because to how much movement bucks engage in, especially during the rut. Many areas may not realize anything over 120-130" regardless of how old you let them get. But if everyone is on board with passing on the young guys you have a better chance of realizing maximum potential. The one thing about east Texas though is sometimes a stud will surprise you that hasn't been seen by anyone and that is always exciting. I am not looking for a lease. However, to those who are, this is a great deal. One of the leases I am on is in East TX. It is very different hunting than an area such as the hill country. The acres per hunter numbers have to bee taken in a different context, and are not as simple as they may appear.

Small acreage and a large number of hunters are the rule in East Texas. Nothing wrong with that at all unless you forgot why you started hunting in the first place....to have fun.

Glad to hear that. This forum is a great place to find quality hunters. To those looking, arrange to see something ASAP. Bring your check book. If you like the lease, join it. Saying something like, "I need time to think this over," means you are not serious, to the LO, or lease manager. Of course, it you feel uneasy after taking a lease tour, and having an opportunity to ask questions, trust your gut and do not join it.
