Friend has a mighty mule mm260 gate opener... brand new. Had somebody else install it and not finish the job. It gets better, he took the instructions and remotes (and who knows what else) with him.

The problem is.... the opener is out and I can’t get it to do anything but beep. She has an extra remote I have programmed..... still.. the arm will not move.

I downloaded the instructions off of the internet.

Anybody know anything about these openers.

FYI.... it’s an older widow and it’s hard for her to open and close her gate every time..... just trying to help.

You can call their support number and they’ll talk you through a system check. I did that a few times in the early years of having the gate opener.

Other than that, since it’s now set up properly, when it doesn’t work it is always a battery problem. I put a deep cycle 12V and solar charger on it, and things run just fine, year after year.

It has a boat type battery and a good solar panel that appears to be hooked up properly.

Is it a swing or a slide? What stops the gate when opening and closing? A pin or magnet.? Or a counter of some sort? After checking the wiring/batteries, I’d fiddle with what ever stops the gate as well as any kind of safety stopper..


I may not be of much help, but I’ve replaced two sliding motors in the past 8 years, the most recent only lasted 1 of those 8. Rats got the first one.

You can unhook the wires to the gate actuator and then touch them to the battery terminals. That’ll tell you if the actuator is working and if there’s enough battery power to work the gate. Testing the battery to make sure it’s Ok is step one. Nine times out of ten, any gate problems I’ve had were due to the battery. If the main box beeps, but the gate doesn’t open, and if the battery tests to be good (a problem I recently had) it could be the wire connecting the battery to the main box. That was my issue, and I found that it was caused by the main box door closing on the wiring where it enters the bottom of the box. Check to see if the wiring is crimped at that point.

Inside the main box, all the wires are color coded, so you can easily see if the colors match up the way they should. Check and make sure they are all screwed down tight and making contact as they should. They are small wires and they may not have been hooked up properly.

The instructions will show you how the various switches should be set and how the screw adjusters should be set for opening and closing force. If set wrong they’ll not allow the gate to move when you push the button. And there’s a procedure for setting limits on gate max open and completely closed.

Make sure the box and opener are set to the same number. Default is 1234.

These openers are, in a way, like English cars. Once you’ve had one and the related problems for a while, you can quickly understand what the problem is THIS time. I call it ‘becoming one with your car’. After about 12 years, I am there on the opener. They are good openers once you understand how everything works or should work.

I replaced the actuator twice over the years, and the second time I called their customer service to see about buying just the new actuator. Tractor Supply only sells the whole kit, but not just an actuator. The service guy suggested that I buy the heavy duty actuator and to get a refurbished one (much cheaper than new). I did, and it was a good decision.

And like I said earlier, it has almost always been the battery or the battery wiring where it enters the box.

That’s all I can think of right now. It’s the battery. It’s always the battery....

All the ones I have experience with have a reset button on the circuit board. I have got one running again by simply pushing the reset. Just a thought.
