Be polite, but keep your distance from your neighbors. They always want something that's not gonna be to your advantage, or at a minimum, they'll want to tell you how you ought to do things.

Hard to nail down just a few points of advice.

Owning property is great, but at the same time really sucks if you don't have enough cash in the bank after purchase to do the improvements you want or need, and or to even maintain the property & existing improvements.
Ensure your 1-d / 1d1 property tax valuation is current / in effect in your name.
Try to at least meet & get to know the neighbors, cautiously some folks are always looking for an angle to their benefit.
Put the county sheriff, game warden, your districts county commissioner phone numbers in your phones contact list.

Improvements can take time. It is easy to want to have the property perfect to your expectations, but hard to have the patience to get it that way. Land clearing, building, grooming hunting areas, wildlife mgmnt, etc. can take years ... and lotsa money. When you own it, you have as long as you need to make it how you want it.

If you have livestock, walk every single foot fence. Check for holes, if goat fence, rusty and broken strands of barbed. Make sure there arent any "neighbor gates" hidden in a thicket. On our family place, I cant count the # of times we've had to call neighbors to come get their bull bc the gap gate had fallen to pieces AGAIN! We had one high fence side that a leasee on and adjacent property decide to cut a hole in. Poorly maintained fences can cost you a whole lot down the road.

Have a budget that you can afford for land, equipment, and improvements and stick with it. Don't make yourself "Dirt Poor."

All good advice, my .02 cents is you need to realize some of your projects are weather dependent. Since I bought my place in 2014, I've had two record type rain events (20 inches in a day) that has caused set backs. Try to be flexible in your approach and realize you can't change everything overnight. Best luck to you, the feeling of killing a good buck on YOUR land is the best feeling in the world!

Equipment is EXPENSIVE and many times NOT absolutely necessary. Whatever you do don't over extend yourself on machinery. Take your time, improvements don't happen overnight. Every chance you get stop and smell the roses so to speak. Breath in the fresh air, take in the sunrises and sunsets and relish in the fact your on acreage you own! They are making lots more people all the time but not land!

Our place (lease) got pounded and took our LOs D9 to fix which he owns. If I owned our place I would be broke fixing what he did. My buddy's place out west spent $1000s fixing roads and pond in those floods. Just be prepared and plan. Took two years to dry our 2 acre lake up for first time in 50 years and 1 day to fill it and blow the dam. Went from trophy fishing to nothing in a day thanks to a tropical storm through Montague in 2016. It was our 3rd 10+ rain in 10 years. We lost bridge to our place on one of those.

My land is in Kansas, but I would recommend know your neighbors and make sure your interests are the same. Also make improvements when possible such as food plots, supporting deer herds etc...

Be sure you either have 'Ag valuation' or 'wildlife valuation' for tax purposes. Make sure fences are in good shape, you may be able to get a neighbor to run cows on your place for 5 years to qualify for ag. You will be paying full boat on taxes for those years but then can get them reduced by about 10 times if you qualify. Taxes are outrageous in Texas.

Make sure to have seen a lawyer specializing in trust and estates. Land transition can be complicated especially under a future far left leaning administration.

Drive around and look at the neighborhood. How are the fences? Who are the neighbors? About 10 years ago a place came up for sale about 10 miles from my place. The price was very attractive. I thought I would check on it as an investment. I drove by the place down a dead end road. There I found a scene out of the movie Deliverance. I lost interest immediately. It stayed on the market for 3 or 4 years.


Without a sense of urgency, nothing ever happens.
