Looking just about every online place you can imagine. Im not finding a lot. I’ve only had 2 leads and one was leased quick before I had the chance to.

I’ve been calling and texting all my contacts and Im not getting very far.

Any ideas?

Depends on what part of the state. But watch here and craigslist, can’t always bet on the place being great if you find it on Craigslist though.

Monitor the classified on www.Texasbowhunter.com- there are lease openings posted there quite frequently. Also, if you aren't opposed to hunting east Texas then timber company property is always an option. There are some posted for bid now on www.crownpineleasing.com.

What are your wants/requirements? Financial limitations dictate most situations. How much are you willing to spend and for what?

Get out into the areas you want to hunt, drive the back roads, meet people, check in feed and farm & ranch type stores for lease available adds, put some lease wanted adds in the same places. Most have boards or areas to put up adds.
Pick up a few local newspapers and local thrifty nickel / bargain shopper type classifieds.
Check chamber of commerce websites in your areas of interest.

Limiting yourself to an online search for a hunting lease is cutting your chances of finding by 1/3.
Most LO's I know that still lease for hunting wouldn't know how to advertise online or want to even if they had access to the inter web.

If you really want a decent lease you have to be ready to react, treat looking for one like a full time job.

When I started searching I knew exactly the area I wanted which helps narrow down possible locations. I also asked relatives I had in the area, I searched on here and I searched on Leasehunter.com. By searching on here I got in contact with a forum member and ended up getting on the lease.

You can also search local stores in the area as well that can get you in contact with local land owners

Other than what has already been posted above, local feed stores and livestock auctions in the areas you desire to hunt.

Be ready to stroke a check the same day. Last time I was in the market people were sending checks the same day sight unseen. It was crazy.

That makes as much sense as a mail order bride.

I reckon I can swing $3000 or so. Maybe a little more for the right place.
I'm not big on "what" I want other than not too many hunters on a place. I like to see 200 acres per hunter or more but with that being said, I would lease a small 1 hunter place if the right one came along.

Be patient. When a buddy and I were looking for a place back in 2012-2014 we found quite a bit in the $15 dollar per acre range in Edwards, Val Verde, and Terrell counties.

Got lucky with a tip from a well known ranch broker and found a place half that cost that we filled ourselves at half the going rate. I'd start by calling Rafter's in Sonora as these people will probably have leads on available property several hundred miles away and could possibly have land to lease themselves.

Adjusting your budget based on what all is included in the lease will open up many more possibilities.

Example;
$2000- $3000 for a spot on a lease or 100 - 300 acres for yourself + blinds + feeders + corn + plus the costs to haul everything and set it up, then + water & electricity (if available) + the costs to maintain & fill feeders & camp area = a lot more total yearly expense than you might think.

Or $5000 - $6000 per spot that includes, blinds, feeders, corn, protein, feeder filling & maintenance, water, sewer & electricity / rv hookups, cleaning area, fishing, a place ready to show up & hunt.

Which do you think is actually more expensive on a per years basis?

Then depending on area of the state, some best suited for 600+ acres per hunter, other areas as little as 100 acres per hunter, in an area of deer overpopulation you could put 5 hunters on 200 acres and all tag out opening weekend, even opening day.

Being more specific in what part of the state interests you and what you want from a lease is important.
Deer & pigs?, turkey, duck, dove?, fishing?, all legal game & predator / varmints?, established camp area, water & elec?, County(s)?, N,S,E,W of? approx distance to?

As you're finding out an online only search for a general ' I wanna lease ' doesn't make for an easily successful outcome.

There are about a dozen open spots in lands & leases now. If you've already seen them and they don't meet what you're looking for, time to be more specific, and start a get out into your areas of interest approach.

Right now there is a lease with two openings in the Brady/San Saba area on texasbowhunter.com that falls in your criteria- 600 acres with three members- $1800 plus electricity.

Find the local "College of Knowledge"...aka where the local ranchers/farmers have breakfast in the morning.

A good start is to surround yourself and to socialize with those that hunt and have leases possibly available or not. If they don't they may know others that possibly do; obviously being courteous, polite, sincere, etc. is part of that elusive puzzle. If I want to learn the inner workings of the game of "cricket", I'm not going to only surround myself with friends that only know "American Football". In addition, do all the other things mentioned already, hit the feedstores, the local hangouts, the feeder and blind stores in the area, go to the FAA events in the area, livestock shows, etc. Time to eat, drink, sleep hunting in that area.....

This. You may have to drive a little further and/or pay more than you had planned. There is no "perfect" lease. And remember, the most important part of the lease is the other members because if that piece is not right it does not matter how good the hunting is because if you are not enjoying it and having fun, it will not work over time.

agree, might take some bush beating in an area you are interested in hunting. hit up feed stores, vet clinics, chamber of commerce, local newspaper, convenience stores, local eateries, livestock auctions. I have even made up a small note describing what I was looking for and tack it up in the local post office along with the previously listed places. Someone might see you are looking and might know of someone or some place that is available or coming available.

Make a list of your priorities and then determine how many of those boxes need to be checked for you to make a decision. I exclusively hunt east Texas now because of convenience. I have hunted the hill country and sometimes miss seeing deer every sit, even if it is the same 15 does I see every time. Sometimes I miss hunting west Texas because I love it out there. I get to go on a hunt every year where exotics are a possibility and that is neat. But I am more into hunting as often as I can and the other areas of the state only provided a few opportunities each season where now I hunt every weekend and some afternoons after work.

be willing to find the right place. Sure, there are guys that will say "give me a check", but a lot of people I know go through an interview process to make sure a person is the right fit that will mesh with existing lease members and the landowner. I've been talking to a few guys for 2-3 weeks now to try and get to know them. I will not just take a check from a person I have never met to spend an entire hunting season with. Even our landowner keeps telling us to take it slow, make a good decision. the last thing someone wants is to get a group kicked off based on the actions of the "new guy"
