Was looking to purchase hunting land at a decent price. Which place is better Iraan or Rocksprings? Also is Ozona better than those? If y'all have any other places let me know!

As with all land it depends on how large a place and what goes on around you. Rocksprings probably has a more diverse variety of game. But a lot of Rocksprings places are also shot out.

Iraan has some great hunting. My mom grew up there, still have family out there.

Both areas have very good hunting potential. If it were me, I would inspect and ask references for both properties and make my decision based on the evaluation.

Iraan is way out there. Also is more of a desert type environment. It takes a lot of land to have decent hunting. Rocksprings would be my choice.

Property size, terrain, topography, resources, water, cover, utilities, and neighbors all factor in too much for a general area....
There are hot and dead spots in any area....
I’d start with an area that I think I would enjoy hanging out in and is within easy access/distance I’m willing to travel
Then start looking for a property that satisfies my interests/wants/needs based on the factors above....

There can be a lot of deer in that area. Whitetail mainly but there’s is a descent amount of mule deer also. A good whitetail buck would be in the 130’s, there are bigger but less frequent. We have taken 5 160s off ours over 10 yrs. I have heard ranchers seeing Aoudad out that way but they are few and far between. Turkey is “okay”. Quail had been good but last year was abismal.
Like has been said above, all depends on water, hunting pressure from the neighbors, amount of land, and how much it ha sheen hunted in the past.

You will need more acres in Iraan. And, both places are where water is a priority. My bet is water is more scarce in Iraan than Rock Springs. I've hunted Sanderson for 5 years, and driven through Iraan on the way home a few times. It is also northern Chihuahuan desert, like Sanderson. Rock Springs wouldn't necessarily be considered desert.
Bottom line is, Irran is harder country.

You need to visit the property, walk around it for a couple hours. Look for signs of activity, tracks, spooked animals, decent cover. Do it for EVERY place. Pick one!

About 20 yrs ago, I searched for land in all the places I've hunted. I subscribed to the newspaper of those areas. Thru research, property tours and the paper I began excluding areas and including others. I kept up with pricing of properties so when the time came, I'd be ready to offer. I made contact with the county Ag agent for his input. One area I excluded from my search had reoccurring anthrax issues, high illegal alien activity and small unfenced parcels from large ranches being sold. Your criteria my be different. It took a while to find it. Dont get discouraged.

Having said that, I hunted Rocksprings this year and saw LOTS of WT and exotics. Some of those smaller places near Iraan are way over hunted. Stands are very visible due to lack of cover over 4 ft. tall. I'm out. Not to mention all the oilfield traffic out that way. Non existent in Rocksprings.

We've had land north of Leakey and 2 other small properties near Camp wood for over 15 years. More trees, more water and lots more to do around Rocksprings than Iraan. In the summer you can go south of Rocksprings to the best kept secret in Texas, the Nueces river. Haven't had an anthrax issue in all that time. Always see game. I guess I'm partial to the hill country vs trans-pecos, at least for hunting and off season activities. I've always looked at our places as an investment too. When we grow old and sell, I can bet you they'll sell easier and faster than way out west. Good luck. Feel free to PM me if you want.

Still saw no mention of size of land or budget. With that info, you can get a better idea of which is better. 400 acres in Rocksprings can have a heck of a lot of good hunting compared to 400 acres in Iraan etc.
Hunting is easy..it's getting permission from your wife that is tough.
