We have a place in Fannin County about 5 miles from where the dam for the new lake will be (on the dry side). Does anyone have experience on how this will effect our place? I'm assuming that there will be a ton of animal movement, but any experienced insight would be welcome.

depends on what is between you and the dam...if its rough with trees ect. might be okay, if its cleared with pastures or farm land, not so good.

I've seen pics of Bois d'arc lake dam construction. They're on the internet. Looks very wooded around there. You may be sitting in the 'catbird' seat. Nice new lake close to good hunting land. North Texas municipal water district is going to mitigate reservoir construction ( impossible IMO) by setting aside land for conservation, I think 8k acres. Maybe that will allow hunting, who knows? It's a shame to see Bois d'arc creek dammed up but, hey, that's progress. All those critters in the basin will be looking for high ground. You'll be in the thick of it. From what I've read, they're expecting to start using water from the reservoir by 2022. I think that's a bit ambitious. Still, should happen fast.

They've already bought the riverby ranch north of the lake right in the red river for mitigation, 10k acres. I've heard rumor that once all the vegetation is established/ their work is complete that they are going to deed it to the Forrest service. I cannot confirm those rumors though. Be pretty sweet if they did.

I too have heard that.
I also heard YEARS ago... Lot's of animals die when new lakes are built because they try and use their same natural routes, and end up drowning. Just what I heard, could be full of shi% lol

Does anyone know if part of that land will get tied into the TPWD AHP like the land around Ray Roberts?

There is very little land around the lake. Roberts is a corps of engineer lake. This is owned by a water district. So I would say no.
