Hello everyone , I have just moved to the great state of Texas and I'm looking to to purchase some land within two hours of Fort Worth. Im looking on line at a 50 acer track that is southeast of Wichita Falls in the Windthorst area. I would love some feedback as to the deer numbers and quality in this area....thanks in advance.

Lots of hogs, deer will depend on your neighbors because 50 acres isn't enough to have deer live on your property. They could cross it and feed on it if the neighbors give them the chance to. welcome

Lots of open country around Windthorst.
Deer numbers & quality will depend on amount of cover & if it has really good habitat.
Most importantly what the surrounding properties are like, farming, dairy, hunting pressure ect...

Plenty deer in good habitat areas, most folks would want 150-300 acres per hunter in the area to have a good chance of seeing decent bucks.

50 acres could be ok to hunt depending on what the neighbors do. We’ve taken some dang nice deer on my 133 acres South of Bowie. Also, what is the environment on the place?

Like the others said it all depends on your neighbors especially with that small of a property. There are some big deer in the area though. Lots of open country so look for cover. Plenty of pigs to shoot and if you have a tank could have some decent duck hunting too.

I would strongly suggest taking your time, actually walking/visiting properties, use satellite imagery to see what is surrounding the property & what is in the area.
Do substantial due diligence before making an offer.

I own 400 acres about 6 miles from Windthorst. Lots of deer and pigs on my place. I am running protein year around, food plots, 10 corn feeders and have several large tanks. Water is key around me. I think my property holds game due to the water sources I have that the others around me do not. I sold 110 acres in Archer City to buy this place. The Archer City place had good deer numbers. Absolutely no turkey or pigs the 3 years I owned it. As a crow flies my new property is about 10 miles away on rock roads from that place, about 30 miles if you have to take highway.

I would seriously consider looking at more than 50 acres.

Depends on your budget and travel plans. Limiting the acreage to a two hour drive from Fort Worth means that you will get less bang for your buck than properties with a little more distance to travel.
That said, 50 acres may work out, depending on:
1.Your neighbors
2.The amount of suitable deer habitat
3.The remoteness of the location.

Hey guys, thanks for all of the feedback. I would love to have more than 50 acer but it all comes down to cash flow. The piece I'm looking at is mostly all wooded/brushy along with a one acer pond.......looks like what I'm seeing is that 3 grand an acer is about what you will pay for such a piece.

I also suggest taking your time. Kind of like "Measure twice, cut once," I have recently seen land advertised in Stephens County for under 2k acre. It was for a 300+ acre ranch, which may be out of your budget.
