Holy Hell...
Ive been fortunate enough to hunt a property for free for the 9 yrs. It is being developed so I'm on the prowl for a new place to hunt.

Ive always thought leases were high. I was paying $1250 a year back in 2007-2008 and thought that was really high.

I'm seeing a few here and there for $2k a piece but they want 6 hunters on 300 acres. I saw one earlier being 31 acres and wanting 2 guns. The bad part is, you know 2 guys will ease that. Its flat out not safe.

Unless it’s made in China, costs have gone up at least 30% since 2007.

Because of supply and demand much higher for private land access.

You should have plenty saved after 9 years of free access, go ahead and spend some of it, lol.

Small places within 2-3 hours or metro areas are going for 12-15 per acre, 15 norm. River front small acreage for as high as 20. Good luck.

Im not too worried about spending a little more than I want but I do have a budget

Im more worried about hunting a place where hunter density to is too high

I also hunt another state for far less than what Im going to pay to hunt here. I mean pennies on the dollar and its private land. Problem is, its hard to make more than 1 trip a year

There were quite a few places this past month listed that were good to go. If you want free I would go to Honobia WMA for a week in Oklahoma. It will be hard to duplicate what you have.

It costs money to hunt deer in Texas weather it’s trophies or meat you gonna have to lay down the ben franklins. I know eventually I will loose the small little place I hunt in Dewitt Co. When it does am selling all my feeders, stands, atv etc and it will be strictly package hunts for me. I wanna shoot a black buck so bad I can taste it.

It is not hard to understand why anything cost what it does. It is called supply and demand. As long as there are more wanting something than is available the price will never come down. If you owned a place and leased it out. You were getting $100 per gun per year. Your neighbor who also leases was getting $1000 per gun per year. Would you go up on the lease? And don't say no, I know better than that.

I never hear people who complain about lease prices EVER go out & buy property, take the time & effort to make it a good deer lease, & then offer to lease it to strangers for cheap.

Supply and demand for sure. How many hunters with a little extra cash moved to Texas when the oilfield hit? And how many people decided to quit leasing their places when the oilfield hit? If I didn’t have a place to hunt I’d be looking at package hunts for sure. Leases are great but when you factor in feed, fuel, equipment and lodging a package hunt is probably a better deal.

Hunting lease prices have not kept up with inflation, no where near.
If you want to talk reasonable pricing, had they kept pace with other things there wouldn't be a decent deer lease anywhere for less than $30 per acre.
One example - a boat $20,000 in 1999, same boat 2019 $42,000.

Those $6 - $10ish per acre timber company leases are still a bargain, the $10-$20 per acres leases 2-3 hours from the metromess are the type you hear people complain about all the time, nocturnal deer, does he make 13", only saw 9 deer all season, too few acres per hunter, the neighbors kill too many deer the list goes on & on.
Occasionally you do find a decent lease in a high demand area in the $20 per range but it takes quite a bit of luck or knowing the right person/people.

Overcrowding / acres per hunter is not a new phenomenon or standard practice, it is one negative of cheap leases.

If you owned 300 acres in a high demand area what would you charge to lease it for deer season? or Year around?
If you say $10-$20 per acre, LOL.

I agree with Rustler. In most cases, I think many quality leases are significantly under priced ($2k-$3k/gun). I believe with the influx of people pouring into our state, $5k/gun will be the new normal within a few years. Many people will complain, but many people will pay for it. There’s just not enough to go around anymore. My recommendation would be to buy a place as soon as possible even if you start out with 50 or so acres. I realize not everyone can do that, but if you can, that’s the way to go. I’m predicting recreational properties values jump significantly in the next 5 years.

I have no ties to this place whatsoever. I’m just a guy who spends a lot of time researching ranch investments and enjoys looking at properties. In my opinion, this is a very good deal for those interested in dipping their toes in the ranch ownership game.

If you want a place that you have year round access and a cabin, you need to look at it like you are leasing a second home. I have a 400 acre ranch in Oklahoma with a cabin that I use to lease for $6k/year (if I were to lease it again, it would easily fetch $8k/yr). I lease 60 acres in Minnesota for $2.5k/yr. I have a 75 acre place in northern Missouri close to Columbia that I have been offered $4k to lease (my fil hunts it, so we won't lease it). We have 100 acres in Kansas that the farmer/rancher pays additional $2k each year to keep us from leasing it to hunters (we still get to hunt it).

It all depends on where the property is and what extra's it has.

If you want cheap, get with the paper mills and lease their pine forest for $10/acre on average. You can't do anything to improve the property and poachers will be all around you.

My thought process was to pay the premium for a good place or go buy a place (cost is very similar).

If you have deer YOU want to shoot then DO NOT allow anyone the opportunity to take it from you. Don't invite buddies to your place. Problem solved. QED


There's only 2 seasons in a year. Deer season and getting ready for deer season.

Urban sprawl is taking about 2 million acres a year out of agricultural production around the country. A lot of that is also hunting land. It won't get any better, only getting worse. In Texas it is about 2,500 acres every week, or 120,000 acres every year, that is a nice deer lease lost each week to urban sprawl.

There are so many variables in a lease you really need to evaluate each lease individually to determine a fair market price.

- acreage per hunter
- quality of game
- quantity or density of game
- variety of game hog, turkey, dove, duck, exotics?
- is it year round or season only
- convenience - distance & time to location
- amenities - house, cabin, or primitive camping? water? electricity? Cold storage?
- existing hunting infrastructure - hunting blinds, feeders, good roads and accessibility - is feed included?

..........and I probably missed some additional factors

The more boxes you check the higher the market price.

Is that 187.5 square miles a year in Texas alone?

& you have to wonder about persons displaced in other states that would then go to Texas to hunt.
