What is the average cost per acre in the Cisco/Eastland area for year around Hunting? Electric only. Now water or cabin. Bring your own RV. Very few mature bucks. Lots of pigs. No quail to speak of. Hand full of dove. Good turkey.

That is close to the metro area. Just taking a guess, I would say a minimum of $15/acre, most likely more. Even without decent deer hunting, the demand is high because of the location. There are exceptions to everything, but I have observed that hunters willing to drive 4hrs plus, from the metro, see more quality deer.

In my search I'm seeing 9 to 12 a acre. All that Eastland/Stevens county is so over hunted that the deer are just not that great. There is a feeder every 100 acres it seems wow! 15 bucks a acre?

That is a reference price point. Not set in stone. Some landowners that care about the resource may take less per acre, and allow less guns. It appears that the closer to the metro, more areas are over hunted, and the deer don't get much of a chance to reach maturity. I made the mistake several years ago of joining a lease that I knew could not support the number of guns. Although the price was low, it was not worth it. No one in our group renewed for the next year. The LO just cared about money, advertised a low price, and goes through this charade year after year. I learned my lesson, and am now on a quality lease.

Also depends on acreage, smaller properties are more per acre than large properties. Just like almost all counties near major cities there are areas that have good deer and reasonable acres per hunter and areas where stackem deep & leases are cheap.
If you want a quality lease in a good area 2-3 hours from the metromess you have to pay for it. $9 - $15 per acre ain't gonna get it unless you're talking about 800+ acres & 200 - 400 acres per hunter. If you want 'more' you gotta pay more.

My area, SW of Breckenridge just a few miles from Shackleford county...$15-$20 an acre for year round lease.

What the market is willing to pay.....if the price is in line it will lease on the first offer. If not it won't.

Last lease I was on that was near Cisco was $11 per acre for 750 acres. Limited of 4 hunters. That was 8 years ago
