Experienced hunter looking for lease where rules are followed and hunters work together for good wildlife management.

Looking for:

* Year-round access
* Within 2 hours of Dallas (Richardson)
* Bow/Rifle/Shotgun/Muzzleloader allowed
* Fishing availability would be a plus
* Reasonable guest privileges for family members
* Camp house or storage shed a big plus
* Utilities a big plus but not necessary
* Campfires within designated areas should be allowed as long as there is no county burn ban in effect

Not looking for:
* High-fence corporate lease where it costs $10K per hunter
* Beer lease where people get drunk, act stupid and leave a mess
* 20 hunters on 100 acres....
* Initiation fees (i.e. where you have to buy a stand/feeder/blind etc that becomes the club's property)
* Flood zone.....spot should be accessible at least by foot regardless of rainfall.

What's my budget: Flexible depending on the quality of wildlife and lease amenities but would like to keep it under $3.5K

Why I'm looking: I am currently on a good lease with a great bunch of guys but it's a bit too far of a drive (>3hrs).

I can provide references upon request.

Anyone have a lead on spots on their lease they think will be vacated for 2019/2020? Willing to drive >3hrs for the right fit!

offer a generous finder's fee and I'll bet you'll find something

lots of leases available out there but folks are tight lipped if there's nothing in it for them
