Anyone own or owned any land out there? It’s in Avery,tx. Just looking for pros and cons if any. Not looking for a huge hunting tract but more of a way to get out of the city for a bit. Hunting would be a bonus. Thanks

That 7000 acre been devided into so many small plots, I d be worried about hunting pressure and yahoo bullets flying around me all day, let alone getting along with my 4 neighbors

Todd Glad I got out of the city. Wouldn't go back. Worth the drive while I was working. Loved raising a daughter in the country.

I own sixty acres there with my cabin and pond. I am also closing on another sixty supposed to be today but got delayed with a duck marsh on it. Isn't most of it in the proposed lake bed of marvin nichols (if it were to ever be built)? Or am I thinking of something else.

If it's the place I'm thinking of, it used to be Shawnee Prairie ranch. My best friends dad was the ranch foreman of it back in the 60's and 70's. As a kid, I spent a lot of time there. Great hunting and fishing on it at that time. A wealth of Indian artifacts on that place. It's a favorite memory of mine growing up on that place. Kinda sad to think it's been broken up and being sold off. It was a beautiful ranch. I haven't been back that way in 40 years.

No idea about a lake bed. I think it was sold into plots a long time ago. Nothing new If it's the place south of Avery down towards/on the river might want to do your research on Marvin Nichols reservoir. In all likelihood it won't ever be built...but the fact it COULD be built I'd use to my advantage in the negotiation process.

Todd I did forget to mention that. It is hard to tell by the map. But if they lake goes in we either have beach front property or we are swimming. From the maps they have put out it is hard to tell where exactly it will be. But we are close to it.

I know there is good hunting in those hardwoods but after viewing at least 20 places with hundreds of pics, not one of a dead deer, or alive for that matter.
Life is too short, as is. Don't chance it. Don't text and drive.

Not really looking for a deer hunting place, but more of a family recreational place. Get the kiddo out of the city and into some real stuff. Be nice to unplug for everyone in the family
