I am beginning the process of selling my little ranch in Navarro County. It is great place, lots of game and close to DFW area but I am needing a larger place to hunt.

The ranch is 51.868 acres in Western Navarro County near Purdon. I have a small hunters cabin, two nice deer blinds, winch up feeders along with feeders pens. Also, the place has a spring fed tank that I've stocked and the bass have done quite well. Non-hunting neighbors on three of the four sides, In five hunting seasons, only two bucks have been harvested. One was 120 class deer and the other 140 class.

The ranch itself has some great old Oak and Pecans tree's along with Hackberry's and Elm's. Also some area of thick Mesquite that game uses to move thru. Has about 30 feet of total elevation change and a nice rolling hill which the cabin sits on.

Asking price of $3,700 per acre equals $191,911. I am FSBO on this but will pay a 3% fee to a realtor if they bring a buyer, however I will add that back into the price (about $5750).

Dad and I have put a lot of blood sweat and tears into the place but it's time to move on.

I have quite a few pictures on here that have been posted, just look for them. I will send more pictures as well if requested.

If you are interested please DM me...thanks for reading.

So your not going to pay the fee. The buyer is!

If I'm not hunting something I must be dead.

I don't see anything wrong with that.

Come on man, "go find the pictures or ask for them"? A little salesmanship on your part will get this deal done a lot faster.

Yeah, I'm interested but would need a little info. Such as a survey or google earth outline of the property boundaries, some pictures, etc... Does it have electricity, water, well, septic?

Agreed, nothing wrong with that. The buyer usually pays RE fees in one way or another
