First - l note lease adds include water & electricity for trailers. What do you do with grey water & sewage? Use the lease's cabin bathrooms? Go to campgrounds for pump out service from time to time, or what?

Second - I live in Rhode Island and am buying a trailer to leave in Texas. Texas requires yearly inspection for trailers over 4,500 GVW. I assume GVW is listed on trailer titles. Is inspection required for 4,500 and above? Or just above 4500?

Most leases set up like RV parks have some type of septic system. If not they are fairly easy to do. Hauling your trailer off the lease to dump would be a pain IMO.

If you plan to leave your trailer at the lease year round then I would not worry about getting a yearly inspection - If you are going to tow it somewhere to store in the off season then you can either chance it or get it inspected - I am pretty sure it is now anything over 4500 lbs but just google Texas Hwy Dept website and check

If the land has septic for the cabin see if you can dump into it there. Grey water you can dump on the ground if the landowner doesn’t care. Black if you had to could be put in one of those 40 gallon portable totes and hauled to a dump site if you wanted to do it. Inspections for trailers changed a few years ago. The threshold for inspection is now 7500 lbs GVWR. With that being said, if you are leaving your trailer at the lease I wouldn”t bother getting it inspected. You are just wasting money if it isn’t being moved.

Every lease I've been on we just dug a french sewer. I wouldn't inspect it if you don't plan on moving it much. I always get a one way temp license that does not require you to get an inspection. These one way tags cost $9.75 total, and are only good in Texas.

Make sure your trailer is TIGHT!! Little critters have a way of taking up residence when you're gone.

You do know that rats, snakes, coons, & others will occupy your trailer.

Do you have a lease? We built our own septic. Only use a few times a year. 2 tanks and a sprinkler system. Have a cabin and outhouse using it. I honestly have not seen many folks at all use trailer facilities at hunting leases unless they haul it home each weekend.

Any trailer left a month or more will get critters eventually.

We have rodents and critters up north too that want to get in the garage, house and basement in the fall.

Friends who winterize a summer house on an island up here in Rhode Island spread moth balls around when they shut it down at the end of the summer.I spread mothballs around my garage in the fall. Also put a can of them under the front end of the car (mice will get into the engine compartment because it is warm).

Also we have basements up here and the bulkhead/entranceways to them are how rodents get in. I seal mine off and liberally spread mothballs on the stairs.

You will need more than mothballs. As others said, if you leave a trailer idle in the woods for months on end you are going to have pest problems eventually.

Planning on being in Texas mid December-end February. It will be stored somewhere not in the woods rest of year. And "home" will be the trailer. I'll visit with daughter's & grandchildren on weekends.

I've found that Irish Spring Soap works well too.

I leave my trailer at the lease all year but am there every 2-3 weeks. Have spent a lot of time sealing cracks etc to keep mice out. Keep moth balls in 2 places in the trailer and use 4 baited mouse traps all the time. We have a mouse on occasion but may go 2 months with none.

I put a bar of it in the boxes I store my seasonal clothes in. Doesn't stink like mothballs

we just dig a hole big enough for a barrell,,or a large metal trash can punch some holes in the very botton..line the bottom of the hole you just dug with kaliche rock and bury it..leave a hole at the top of the barrel and put your grey water hose..viola..there you have it..only ig land owner permits these..dump some septic enzyme once a year
