We're looking for 1 gun on a 3 gun 1365 acre lease in King County. We're about halfway between Paducah and Guthrie. The coming year will be my 4th year on this place. It's a good place with great potential. This will be the 3rd year we've been feeding protein and will continue to do so year around. We've only harvested management buck and does in the 3 years we've been here with the largest being a 151" 8 point killed 2 years ago. Anyone that knows this area understands what the droughts of 4 and 5 years ago did to the region and the next couple of years look to be promising looking back at the types of Springs we had along with the great fawn crops. We're surrounded by big country with little hunting pressure. I can be more specific about the place but let me tell you what we're looking for first. 1) including lease cost, feed and utilities for the house; your're going to be in this place for about $4,500.00-$5,000 depending on how hungry the deer are. 2) You'll be expected to have 2 good stands that can seat 2 adults comfortably and be water proof and wind resistant. 3) You'll be expected to have 2 reliable working feeders that throw corn when they're supposed to and you'll need pens to keep out the hogs and cows (I have 4 protein feeders running atm). 4) You'll be expected to know how to age deer. Trophies are 5 years + and greater than 8 points. Management bucks are 3-4 years + and 8 points or less. 5) You'll be expected to do an equal share of the work required to get and keep the lease ready to hunt.
Family or friends are welcome as long as we're not overloading the place at any particular time or putting too much pressure on the place overall. We have plenty of management bucks and does that family and friends can harvest. I have an son that hunts once or twice a year and my partner has a younger son that hunts with him whenever he can. Each member is allowed 1 trophy between their selves, family and friends. Quail hunting is outstanding when mother nature cooperates. I live in Forney and it takes me about 4 to 4.5 hours to get to the lease. After reading this if your interested, please PM me and we can talk further.

Yes it is. Especially on the crystal clear definition of a management buck and the real expectations of cost. Great policies on lease guidelines. This is going to be a great family lease for someone.

Thank you for the information post, as a newbie, this is really good information on what I can expect to pay with nothing hidden. It is easier for me to have an idea of a budget. Thank you and your property sounds great!
