I'm in the process of trying to find a small hunting place to buy. I'm searching in all directions within an hour or two of Fort Worth. A family friend has a place near Bynum that is currently not for sale, but they said they may be interested in selling.
Anyways the Western property line of the place is a creek/river. The land is 90% heavy cover butting up to the river.
My question is, how is the hunting in this area? Most of the land in that area is farm land except for the lands around the river. Are there decent numbers of Deer and Turkey around there? The land is located between Bynum and Mertens just East of Hillsboro.

The hunting can be very spotty. How much land? What are the size of the neighbors? Do they hunt?
Lots of small places and open farm land. This can result in hit and miss areas that can be night and day different when it comes to deer hunting.
If it were me I would want to have lots of cover on at least 300 acres or more bordering the same type of owners with 300 or more that were management minded.

100 acres bordered to the West by another 100 on the other side of the river. The property North and South is the same kind of river bed/heavy cover. The 150 acres directly East is all cultivation.

I would keep in mind that for deer to "live" there they need at least 300 acres more times than not. It sounds like maybe this would meet that criteria counting all the neighbors. How they hunt would be important for me to know before I would consider in this area. Sometimes you can find out, sometimes not.

I would love to buy 300 acres, but with the wife, kiddos, a rental house, etc...that just isn't in the cards right now. My plan would be to buy what I can and then in the future try to buy some of the contiguous acreage around it.

That's a good plan if you can make it work for you.
Should have hogs, ducks on the creek. Deer, are probably running up and down the creek. Just not in great numbers. I do know there are quite a few deer around lake Aquilla just to the west. Go check it out. This is the best time of year. Trails are visible, snakes are in hiding. Let us know what you find out.
