Hello, I'm trying to get an idea about hunting lease rates for a place in south Texas. Its a large high fenced property with all kind of desirable traits. I've heard that lease rates in this area are from $12-$20 per acre. I've also heard that this doesn't include trophy fees. Not sure whats considered a trophy (maybe 170 and above?, i dont know). Is protein customarily the expense of the landowner? Would appreciate any insight. Apologies if this is on the wrong forum.

Your ballpark per acre is probably ok depending on the acreage. I don’t think there are very many leases that charge a trophy fee on top of the lease fee. I do know of a few that charge extra for exotics on a per kill basis. Corn and protein are typically the leasees responsibility, though I do know there are some leases where the owner provides feed and the price is higher.

It can vary a great deal.

The most valuable are those with a proven history of trophy bucks killed. Amenities are a big part of the difference as well. If you have both of these with feed included 15k-20 per gun when you factor in total trophies allowed.

Never had a lease with "trophy" fees. For a really good, high-fenced ranch, I'd expect to pay at least $15-$20/acre for a year-round lease. That's if there is a nice place to stay, facilities like cleaning shed, walk-in cooler, etc. with water and electric. Guest privileges and all seasons hunting (and fishing if available). Stands, feeders and feed are typically the responsibility of the lessee. As is road maintenance as needed, in some cases. All of these places will have intensive management programs and strict harvest guidelines.

There are a few turn-key places where you pay x per gun and feed is provided year round. Those will typically run you $7,500 to $15,000/per gun. You provide your own lodging in most of those cases. They provide water, electric and septic.

Those are very general guidelines for the best areas and leases in south Texas. Golden Triangle and fringe ranches. IF you can get on them.

Year round lease in Uvalde is $28,000 for 1300 acres LF. That works out to about $22/acre and has 8 guys on it. That includes water and power. Has bunk house, kitchen tack/storage for corn. Fenced area for 6 RV's

Thank you, this info is very helpful. This place i'm speaking of is really nice, with all the amenities that have been mentioned above, even fishing. Within an hour of a major city. So, i'm hearing that $20 per acre sounds about right if its about 1800 acres HF. With this kind of pricing, would one think that a seasonal or annual term apply?

Yes, seasonal or annual term should apply for that cost per acre. If your leasing per acre, it almost always infers to a seasonal or annual lease.

To me, seasonal means, start of dove season till end of deer season. And annual would mean that the lessee could come whenever they want no matter what time of year. I’m wondering if most hunting leases allow the lessee to come whenever they want or is it understood that the lessee spends the majority of the time there during hunting season only.

My old lease and current lease are come and go anytime you want. Hunt all you want. Same with my buddies leases. None of our landowners live on the property. Even seasonal leases normally let you visit the place once a month for work and maintenance stuff.

All our leases are annual, and allow doves, quail, deer, spring turkey, fishing. Filling feeders year round and taking care of roads, fence, weeds, painting and helping out the LO if he asks

How it is at our lease. We have work weekends that include some range shooting, but for the most part it's only cabin work and filling feeders in the off season

One other thing Back 96. In addition to everything you've noted, if the place has been well-managed and has a solid, balanced deer herd with good deer at maturity, sounds like a steal at $20/acre up
