If you leased a duck lease from an outfitter, when would you expect that lease to be available to you?

I'd say Sep 1. through Jan. 31...give you enough time to get your blind up and enough time to take it down.

That is what I would expect as well. That is every lease I have ever been on. I know some guys that leased through a local N. Texas duck outfitter and they are kicking them off the lease as of Jan 1. The outfitter is claiming the guys leased it from Jan 1 2018 - Jan 1, 2019. "a one year lease." Scam artist at work!

Trigger, you should post the outfitter name because that's insane if it wasn't explicitly called out up front.

To answer the OP question, it should be the season unless discussed ahead of time.

Need to have in writing whether teal season is included or not in the lease for starters. If so September 1st, if not then 14 days before opening day of big duck season. Either way, through the last day of duck season unless otherwise specified in said contract.

I would run a lease from dec 1 to jan 27 for 14 months that is

Just depends. Some go through duck season only, some go through conservation light goose, some allow pig hunting, dove hunting, etc. I used to be on one that allowed all of the above IF you renewed for the following season.

That's BS who would lease for part of the season. I bet the outfitters is still hunting. Heck in some parts of North Texas the birds are just now showing up. The outfitter will probably squeeze a few hunts in on their lease property. I understand not wanting to give the name out but at least give us a county or near by town. Some outfitters but not all or in for the $ only.

It is total BS. The outfitter is telling them that is what they agreed to but there is nothing in writing. The guys who leased it of course thought they were leasing it for the full hunting season, not from Sept 1 to Dec 31. Lesson learned to not trust anyone.

And who in the world would sign up for a lease from Sept 1 - Dec 31?? No one.

I find it hard to believe duck hunters would agree to a lease that didn’t run through the end of the season, so I’m going to assume, based on what we know now, that the outfitter is trying to pull a fast one.

...and if the outfitter is who I suspect it is, local law enforcement (especially GWs) won't exactly be eager to help him boot a hunter off that 'didn't understand' the terms of the 'lease'.

I would identify the outfitter but I was not on the lease so I don't know if that is appropriate since I was not involved in the transaction. The group has a fairly slick website, and hunts in the NE region of Texas. I can say that it is NOT Three Curl or North Texas Outfitters. I respect both of those groups.

In the absense of a written contract there is an implied expectation of performance by the outfitter. Pay a reasonable fee to hunt on par with other outfitters, it's reasonable to expect a reasonable standard of performance. Quantum meruit is sufficient legal premise to file suit as is breach of contract.

One of the great joys in life is knowing that when my process server in a civil suit for damages serves notice of the complaint on the respondent, he's not going to have much of an appetite or sleep well for quite some time.

Better yet is when sheriffs and tow trucks show up at his home or place of business to serve a writ of execution and start hauling his non-exempt property off to be sold to satisfy the judgement.

This is good stuff. Thanks. Considering he also confiscated (stole?) a lot of their belongings (decoys, etc)... This should help.
