Question on buying adjacent property

I have a question:
If I owned a 400 acre high fenced ranch in STX that was well managed with a great whitetail herd that had a sale value of lets say $1M and the adjacent property that shared a 1 mile fence and was also around 400 acres, high fenced, well managed, was also worth about $1M and went up for sale, If I were to purchase this neighboring property, What would the two combined properties be worth?
I would assume that the bigger combined piece of land would be worth more than both separate? Thoughts?

#1 -- larger tracts normally sell for less per acre. #2--- how much anyone asks is irreverent,,, how much did it sell for is the real question.

Email me the county and I will run some comparisons to show you what the values are where you are talking about. As you know, it will give you an idea. What kind of improvements on the adjacent piece? How old are the improvements? Water well or stock ponds? Road system? Is the habitat old growth or regrowth or been all root plowed?S Soil type the same or all rocky gravel? House? Barns? How long has it been managed? Blinds, feeders, equipment, etc go with the sale? Lot of questions I would ask before I decided if it was a good value or not.
Are idiots multiplying faster than normal people?

Around here if you had say 100 acres with no improvements it would bring around 6000 per acre. If you had 200 acres just the same everything it would bring 5750 per acre. The larger it is the less per acre not counting improvements or location.
