There are prices all over the place in Montague. $4,500 an acre better have a nice house. It's between $2,500 and $3,000 by our lease for what has actaully sold but not as pretty as rolling hills NE. We got tons of rattlesnakes, copperheads, black widows, rats, mice. Normal country stuff.

Yes, some land in the area is selling $4000+ per acre. I actually just closed a ranch nearby for about $3990 per acre. The seller of this ranch is motivated and wants to sell it as quick as they can.

Family sold a few hundred acres of vacant land in Cooke County for $4,500. Crazy high price in my book.
