What's a decent Quail lease go for per acre, about 2100 acres with a house. No other hunting, just Quail and no other hunters on the ranch during Quail season. Stephens county Breckenridge area, land in better suited for quail than deer and it's 4 different and separate pastures, 1000, 600, 320, 240.

I'm thinking 4 hunters but not sure. No Deer or Turkey hunting, just Quail during Quail season. Quail numbers have been pretty decent the past couple of years out here.

Little help with ballpark price per acre please, Thanks

Depends on the country- but for a January/February only lease, probably somewhere around $2/acre. Would probably only allow 2 paying hunters w guests.

I killed eight gophers last year and a purebred Tennessee walking horse that was looking at me funny.

$5-$6??? an acre? so $10,500 - $12,600 for 2100 acres???

In America the market rules ------- ask 12K ------ if it is still available in Oct you cut that in half. Of course with quail you might be over run with birds in Sept, and by late Oct they are all gone ------- for the landowner and the hunter it is a gamble. If it was me, I'd go with the bird in the hand theory ( no pun intended) .

I think that way more than the market will bear in Stephens county. I think $4 an acre is the max for what you have. I’d limit it to two men and guests with no guiding. Find some guys that just want to work their dogs and not slaughter what’s there. Quail are spotty in that area. I have a cousin that has 10K acres north of Cisco. He had just enough to mess with 2 years ago. We ran my dogs out there this Thanksgiving and I didn’t go back. How many coveys do you think you have on that 2100?

Not sure about number, been a while since I've been on the place. I'm sure he'd have a good idea of the number. He says there's enough to lease the place out.

I talked with him today. I think he's changed his mind a little. He's just going to lease out the 1000 acres with the house for $6 an acre for the entire Quail season. He may add some pastures the following year if things go well.
