Make it easy for us old guys and just tell us the price instead of making us hunt through your website for one.

No price on the website but it does have lots of hype along with a handful of pictures of young/middle aged 8-10 point deer from trail cameras.

Based on the website, it also looks like it may be seasonal because it advertises turkey and pig/varmint leases.

The document describing the lease application process indicates that the "very large and spread out leases" are "approximately 30 acres."

There is also a $49 application fee.

Txhuntr2, thanks for the information. The $49 application fee plus the Approximately 30 acres might be more than I could handle.

Not to mention three of the four pictures of deer on the website are the same deer....very distinctive brown patch in the middle of his chest. COuld be the same deer in all four but can't tell for sure.

Either way, the area has some good deer in it, just don't know about bow hunting on 30 acres. Good chance you will need to cross a property line to recover a deer.

USER Texas Buckeye: You are correct; it is the same deer. Let this post clear up any misinterpretation to the contrary.
The rack and timestamp on the pictures should confirm that as much as any subtle hair pattern. The pictures are merely to show activity in the first 2 weeks of January. ...Hung a PVC pipe feeder after the New Year, and that 7 was hitting it approx 5 days after hanging. Additionally, we have a protocol and provisions for tracking wounded animals, just like any other parcel.

USER Wytex: We agree! You are correct, sir. There are great deer all along The Red, and greater Grayson (and Collin) Counties for that matter. The only thing that we declare unique is over 1/2mile of timbered fence adjoining Hagerman.

USER: GraysonThank you for the suggestion! We’ve taken your suggestion and compiled a list of articles highlighting Grayson County and Hagerman deer! I wish I had thought of that sooner! up

Additionally, our experience has been that people who have clean backgrounds, generally do not have a problem w/ people checking them... ? HOWEVER, after discussing this w/ the owners, they have agreed to apply the cost of the background check to lease dues; so in that regard, it's free! grin

If the background check is still and issue, then perhaps we are not the right place for you?
However, if you can pass the background check, the owners have also committed to give you (USER: GRAYSON#6981) a $500 discount on any deer lease as a statement of thanks for your suggestions. You must validate your THF username, AND pass a said background check though. confused2

Thanks to all for the suggestions and Q&A!

Do you have any pictures of mature deer ("Giants" preferably) that have been seen on game camera or killed on the property?

Those would likely help people overcome the numerous red flags that have been pointed out in this thread.

I just manage it, and was brought on in late Dec, so not much opportunity to observe this past season.
That will come in due time though. smile ani

We have 2 showings scheduled for next week.
Hope they don’t see all those red flags between now and then!
Any other questions via PM, pls.
Thanks,

He needs to add another $200 to it for using Grayson’s ugly mug in his articles also.

But then again Grayson Is probably surprised when he asked for pictures of what was roaming on the property, and he got pictures of what he and his dad had killed on thier own ranch...lol

That's the Rule:

If your post(s) break any of the following rules they may be deleted.

1. A minimum of 100 posts and 6 months as a contributing member is required to create and reply to threads in the classifieds (PM a moderator to request access), or you can bypass the 100 post minimum by purchasing a Supporting Membership (http://www.texashuntingforum.com/forum/u...ips#Post1791594). After purchasing a Supporting Membership, we will upgrade your account. It generally takes a few hours, but may take up to 48. As soon as you see the blue box under your member name, you are approved to post in this section. Violations of the classifieds rules may result in your privileges be terminated or account closed. If you spam your way to 100 posts, you will have to wait 6 months to get classifieds access or buy a membership.

2. There have been very few problems in this section over the years, but if the person you are dealing with does anything to make you uneasy about a transaction, proceed with a "buyer or seller beware" attitude. We are not eBay and offer this area as a free service. As such, we have no way to guarantee transactions.

3. Do not list an item unless you are 100% sure you are ready to sell it. Do not offer on an item unless you are 100% sure you want to buy it. Members are not allowed to sell/buy for family or friends, you must be the owner of said item.

4. If you feel an item is priced too high, do not comment about it. If it is too high, chances are it won't sell and will be lowered or removed. We enforce this rule to avoid arguments. If you feel an item is priced too high, PM or post the seller an offer. If you have no interest in an item, there is no need to make negative comments.

5. This area is strictly for buying, selling and trading. All unrelated posts will be moved or deleted.

6. Post your location and the location of the item for sale or service being offered.

7. You are allowed to bump your thread 1 time in a 24 hour period. Your initial post is your bump for the day. You may not bump it again in initial 24 hour period. If your thread is active with questions or offerings, your answer is your bump for the day. Comments such as "PM received" and "PM sent" are also considered bumps. Do not bump someone else's thread. No chit chat allowed. If you break any of these rules, it may cause your thread to be deleted.

8. Do not have more than 3 active threads going at once.

9. If you are selling, list the price.

10. Do not link to a listing on another web site. If you want to use this forum to sell an item, list the details here.

11. No auctions. Our format is not set up for auctions and we have had problems with them in the past.

12. Selling knives: non-factory or non-mass produced knifes listed for sale - seller must disclose if the blade is handmade or a manufactured blade in the description. Any "kit knife" must also be disclosed.

13. Members are not allowed to sell/buy for family or friends, you must be the owner of said item.

14. Post all firearms transactions at: http://texashuntingforum.com/forum/ubbthreads.php/forums/38/1/Firearms_Sales,_Trades_and_Gun
