Folks,
I've got the opportunity to get on a 640 acre lease in Llano County. It will be a 5 gun lease with year round access. My problem is that the land owner is wanting an answer within the next week if we want it but I won't be able to go look at it. My buddy looked at it and likes it, but he's not really a serious hunter. My question is, if your priority is seeing a lot of deer, knowing that you might not kill a trophy but you and your kids will have the opportunity to see a lot of game, can you go wrong with Llano county or would you all have to go look at it? FYI, it's $2500 annually.

Hard to go wrong, unless he's running a bunch of sheep or goats!they can really mess up hunting.

I would not put out much money with out seeing, have someone you trust to go check it out. unless there is a big negative, should be a lot of deer, maybe not huge, but numbers +

Ask him about what livestock are on the place, any water, any soil that will grow foodplots. Campsite. $2500. is probably a good price in that area if halfway decent place.

Thanks everyone. The place is about 5 miles NE of Valley Springs. It has a camp with water and electricity. The only negative that has me concerned is that he does have about 50 head of sheep on the place. That doesn't seem to bad given it's 600+ acres. It also has stands already on the place, some of which are pretty nice.
