Its normal nowadays with exotics and he'll get that all day long hand over fist!
Price that land per acre in that neck of the woods.

Someone flush with cash might pay anything but it doesn't mean it s good deal. We pay 20% of that per acre for a much bigger place with some exotics and likely better quality whitetail.

It's the classic story,,, 180 acres is enough for 1 hunter ----------- UNLESS he is surrounded by 3000 acre ranches that are lightly hunted. In which case he basically is luring their deer to his land. If all of the neighbors have 200 acres you are very unlikely to get a shot after opening day. In short,,, need more info to make a decision. Also it would be helpful if he posted pics from last week instead of last year.

Yes its too high, way too high as a matter of fact but you would be surprised what some folks will pay to sit in a plyboard box @ 4AM 28 degrees.
Its the market boys in the good ole USA, they call it supply and demand.Kinda sad really pricing bubba out of the hunting scene.

The hunters, had 2nd thoughts without coming to look at lease, too much money I suppose, season is coming fast Lease is still available but now $2500/gun.

There is not enough hogs in the Hill Country to justify that price, there are some hogs but not like in S Tex.

OP, it's not my business, but you may have better luck looking for someone like Dirt (too bad y'all didn't work something out). I don't think theres very many people who wanna split 180 acres with a total of 3 people on it. What's that, 60 acres / hunter? it's hard for most people to see themselves hunting 60 acres for $2,500, & having to put up with 2 others in very close proximity.

Nope, Dirt was looking for a hog lease the Tx Hill Country don't have many hogs, I have a couple spots available in S Tx that has too many hogs, but its not $2500/gun.
I lease this small 180 acres pasture mainly to small families that are more interested in seeing their son/daughter kill a nice deer and don't want to subject their kids/wife to hunting camp BS, like profanity and drinking pissing beside their truck etc. all the things most hunters do, Including me smile. I will just rest that pasture this year, its part of a larger tract I own, no big deal.

Dirt the lease is seasonal $4800/gun and allows you to harvest any and all game the TWPD deems legal, the lease is 2600 acres and there are 8 hunters existing.
The lease don't have a lot of rules, 10 point bucks or better and doe deer last weekend of the season, hogs/varmints are hunted during deer gun season and are considered vermin, we hunt birds in season. The lease is in Frio county.
