Need help deciding which would be a better rental investment (and yep, I just got thru reading the horror story). Anyhow, here's the hypothetical, two identical rental houses, both brick, both ranch style, same everything, only one is located within the city limits of a small town, and the other is located outside of the city limits (maybe 10 minutes out at best) with few, if any, immediate neighbors. Which property would be more appealing to renters, considering they're identical, other than location? My preference is outside of town, but do most 'normal' folks prefer having the 'comfort' of close neighbors?

I'd prefer outside. Would think you'd get better renters, maybe older people outside of town too.

I myself prefer out of town. But you have to think, most people just want a place to live that is convenient to their lifestyles. That's why I voted in town. I have both in and out of town rental properties. I have found it much easier, and quicker to keep tenants in town.

Yep, having a hard time going against my personal preference, but that's what I was logically leaning towards, as well. But at the end of the day, it's all about ease of keeping the rental occupied. Thanks for the first hand insight.

In/out of town doesn't matter as much as who you plan to market to. Small ranch style house, you'd typically want to rent to a young couple with kids. In that case people are looking at school district and drive time to places of work as major determining factors. Compare those two factors on the house and choose the better option for rental.

Why would renters want to have to take care of a rental property with acreage, how many renters actually have the proper equipment for that?

Also look at it from a landlord maintenance perspective. Does the "country" house have a well and septic? Both will add cost to your yearly outlay.

Same great school district, houses 1700+ sq ft, 3 bed/2bath, both easily access major roads, so toss up

Yep, prob will come down to this, well/septic on the one outside of city limits. Plus the septic is the pre new aerobic systems, and may become a liability when/if time of resale. New aerobic system could eat up $10k real quick.

To me I would rent out of town - but I think the vast majority would prefer to be in the small town for convenience.

Call a local realtor and get their advice on what moves and doesn't based on location, price, amenities, etc. If you are looking at a property out of town to rent out, at least you will save a little on city taxes - but the renter will have to pay a bit more in some cases for services like trash, co-op water and co-op electric. So your rental fee might need to drop a bit. Whatever you decide make sure potential renters submit to a background check.

In town if just a rent house. Garbage sewer water etc all there in town. If you have a bad tenant and left a mound of garbage you have garbage collection. Water is supplied to the lot. Sewer is partly city responsibility plus the upkeep of the property which most renters don't care to do.

If this is a property you want to move into down the road and YOU want to be in the country then yes get it but be very selective in who you put it to make the payment for you while you wait time out. Keep it simple.

Rental in town. Future property for you out of Town as a temporary rental for the right renter.
