Has anyone using this section ever actually successfully located and signed onto a deer lease? Seems like always an awful lot of people seeking, but not many vacancies ever being advertised...

All the guys on my lease came from CL none from here and i have an ad looking for 2 guns in webb co has more then 1000 views im wondering whats the deciding factor or factors on hunters that would make them to come look at the place .

I did about 5 years ago, great lease, great rancher to work with, and price was good. I felt like we got lucky. Rancher was showing to 4 different groups on same day. The other three groups hesitated and said they had to talk to other members. We have a good group of guys and they trust me, we all grew up together. I told the rancher on the spot we would take it and made the deal.

OP, I found my current lease on here. I've seen a bunch of good leases on here also, just doesn't work out for everyone every time. I will say timing has a lot to do with finding a suitable place.

Ain't that the truth. Also, when it is time to go look at a lease, you better be ready to cut a check, even if that means a check to fill 5 spots.

When someone advertises a lease with no basic info attached, I assume it is not realistic. Ex 2700 acres $3500 per hunter ----------- oooops, I forgot to mention we have 47 hunters on it---- if it doesnt say how big of a lease, how many hunters and how much it costs, and is it year round, or only deer season ( meaning he rents to someone else for quail season) then I think most readers/hunters assume it is not a straight forward deal.

Two of my three deer leases I found on this site. When something you like comes up, you need to be ready to go see it quickly and have money in hand if you like it. If you hesitate and it's a good lease at a fair price, it will be gone the next day.

I have found a few members from here to fill vacancies on a couple of my leases and found one lease on here. As far as the number of views without a response, a lot of people just like to look and see what the going rate is and see what is out there. They aren't really shopping, just curious.

I have yet to find a lease here, have seen some good ones posted just not in areas I'm looking. I have gotten priceless info about the areas of leases I have found on other sites so I count that as a win.

Maybe I am wrong but a south Texas lease for example is usually priced out of what many can spend on a lease. If you notice, the lease with a price tag of $1800. to $ 2400. moves much faster than a $4500. lease.

Sure, just like anything else, there is a lot bigger pool of people that can spend $1500 than there is people that can spend $7000. But that falls into the "get what you pay for" realm. Someone offering a top-notch lease in S. Texas is going to easily be able to find someone to pay a ton of money. Some of them go for upwards of 15k a year. So the $1500 guys are outta luck on that, but that doesn't mean they can't find a decent place to hunt good deer, hogs, etc.

My neighbor is always bragging about how incredible the deer are on the place he hunts in S. Texas. He pays $5k and thinks it's really expensive, but given what they're seeing, if that LO ever decides to test the market, he's either going to double his expenses or lose the lease. Big deer = big $$$.

In my hunting career I've had two brokered leases. One was from here. Both were less than desirable experiences. No more brokers for me. All direct-with-land-owner leases have been good.

That's why a lot of good leases don't allow hunters to enter contests or post pictures online. Folks with big $ have gone in and offered LO significant increases. I've seen this happen first hand. Late 80's my lease price more than doubled because the LO got an offer that was close to 3 times what we were paying. It was just a "good" south TX lease and by no means considered a trophy ranch.

The first and only lease I have ever been on I found on here last year. Great group of hunters and close enough that I can hunt more with my son.
