Someone will chime in, I'm guessing but 4-5 dollars a foot is probably about right. That seemed to be the going rate when we were approached. Don't fight them. You might get nothing if you challenge. They'll claim 'Eminent domain'.

What you can get depends on how bad they want to get across your land. The more land you have, the more wiggle room you will have with them if they have to go a long way around you. Down in South Texas they would not talk about a pipeline easement for less than $20/foot for pipe less than 12" diameter in the past few years. Today? Not sure since not many are being run right now. By the diameter I will guess it is not an eminent domain line but more of a flow line. There is a number they will pay and number you will take, you just have to find out where that common ground is. Do you want the line on your land?

Saw a landowner get a check that equaled the current price of a barrel of West Texas Crude per linear foot the other day.

I too have heard $4 a foot is the going rate right now on smaller pieces of property. I also know someone that took a tank and very nice road in place of payment on his place. After they make the offer, take it or ask if they can do some work on your place in exchange of going across it.

Talk to a local attorney that deals in easements and oil and gas. There may be one representing other landowners along the route. You don't want to get $5 a foot and the guy next door gets $25!

I know of a rancher in OK getting $1500 a day while the were trenching through his pastures. I would get an oil and gas attorney.

Atmos is a distribution company not a drilling/pipeline fly by night company they will give you a fair rate but wont go overboard to get the easement theres people around you and alternate ways for them to make a fair purchase

Can't give internet advice but go see a competent eminent domain attorney.

There is no set answer. All depends on your underlying land value and any damages to the value of the remaining property.

They are required to pay just compensation (market value/damages) whether they have to go through with eminent domain proceedings or not.

We had one put through a couple of years ago beside an existing pipeline. I want to say we got $17.50/foot. We also had them break up the payment so that the majority of it was for property damage and as little as possible as payment for the easement for tax purposes. They finished the pipeline in August and I had them plant the whole thing in winter oats as a perk. Like others have said, get a good lawyer and think outside the box a little.
