This lease is approximately 2-1/2 hours from the DFW Airport. Its within 25 miles of Throckmorton itself.
I am looking (I'm one of the hunters) for a possible/probable(80% sure - know for sure in January) hunter to fill a lease spot on a NE Throckmorton County Lease for the 2016 season. The Lease is 320 Acres and is very remote. This is a three gun lease and we may only have ONE open spot available for the 2016 season. One of our hunters is thinking about getting off the lease (He bought some land). Lease runs from May 1 to August 30 each year. Your lease fee is due by April 1 of each year. The Fee is $1900.00
The lease has Deer, Hogs, doves and some Turkeys.
Lease setup.
The lease is mainly mesquite trees and cactus. The southern section and mid sections have tanks that never go dry. The northern section has two large oak trees (That's all the oaks in the area.). Each section has roads that lead into them.
You will need a 4x4 vehicle if you want to get to the lease when it rains. We have to drive on 8 miles of dirt roads to get to the lease.
There is a designated camp area. We have power which you will be responsible for 1/3 of the electric bill at the end of January. The landowner will allow you to keep your travel trailer on the lease year around. There is no running water, so you'll have to pack it in. Each hunter is responsible for their own housing, no lease provided housing is available.
Each hunter will be assigned approximately 100 acres of land to set up his own equipment. You are allowed only ONE Spot to set up your blind feeder. (You may not have multiple blinds on your allotted area. The landowner is very particular.)
Rules of the Lease (Violate any of these and you have 2 Weeks to get off the lease, no refunds)
Landowner Rules
1. No Children allowed to hunt at all. There is no Youth Weekend Allowed. 2. No Guest Hunters allowed 3. No ATV's Allowed 4. Gate must always be Locked 5. You may only have ONE Rifle Blind and ONE Bow Blind, they must be in the same general area 6. You remove all trash that you bring.
General Lease Rules:
1. This is a No Drama Lease. This means if someone shoots a deer that you don't agree with, keep your mouth shut. If you start any drama, you will be removed from the lease. 2. This is not a shooting lease, check your guns at a range prior to coming to the lease. 3. You may only hunt your designated area. You may not hunt anyone else area unless they give you permission. 4. Your Blind/Feeders must be set up in such a way that you are not shooting toward camp or another hunters blind area. (If you are on the south section, your shooting direction must be south/west/east, if you are in the mid area, you must be shooting towards the west, if you are in the northern area you must be shooting west. (The South & Mid area's have water.) Seniority determines who gets what section first. 5. No Dove Hunting After the 3rd weekend of September on the Lease (Need I say why?) 6. Failure to obey all Game Laws will get you removed from the lease immediately. 7. Failure to be responsible will get you removed immediately (Ex Getting Drunk, starting a fight, causing drama, etc..)
This is not a drinking lease. If you want to get drunk, party, start bonfires, etc, look for another lease.
We are looking for a Management type of hunter. Not necessarily a "Trophy Hunter" but one that shoot any deer they see. "If its Brown its down" isn't the type of lease we have. We would like you to shoot matured bucks.
The area that may be available will be the Northern or the Mid Area. (Depending on the other hunter if he wants to move or not.)

Sounds reasonable to me, if a bit crowded. That's about $17/acre.
You can tell the people on here who don't own land, or have never managed a deer lease. Simple rules are for everyone's benefit. If you don't like the rules of the lease, go find another one, or buy your own land & run the lease however you want. It's truly a learning experience in human behavior.

This is true. The reason why there are rules, because someone did something in the past that upset the landowner.
I get enough PM responses of questions about the lease.
Lease general rules were set up so that if someone fed corn protein all year and you chose not to setup your stuff till Nov 1, you cant hunt the other hunters spot unless you have permission. Youd be surprised at the amount of hunters that dont wish to spend money on feed but who wish to hunt someones stand that does. Or the hunter who wants to dove hunt while people are bow hunting because they are afraid the bow hunter will get the nonbow humters deer. I've even seen hunters go into someone elses stand to check their rifle but wont do it in their area because it might scare their deer.
And some of these people wonder why the lease has rules?

I have been on leases where there is pages of rules, and others where there are almost no rules. If there are more that 3 guns on the lease, I would take the "rule book" lease hands down. As long as you see the rules before you join the lease, this should not be an issue. On another note, rules in writing protect everyone from the unexpected during the lease term.

Looked good to me until the no youth allowed at all rule. I have to be able to bring my son. But this should be a good lease for a single person with no kids.
If I'm not hunting something I must be dead.
