I am working with our ranch manager to fill some spots. The ranch is 4000 acres on highway 62 north of childress. No one has quail hunted the property in at least 5 years. We have a ton of birds and that is no exaggeration. The lease would be starting in January through the end of quail season. We have deer hunters before that, I am one of the deer hunters. He is looking for a group of 4 guys for $1500/gun. He has dropped from $2000 because of limiting the season. Whoever leases will have exclusive rights, no one else will be quail hunting. The property has CRP, mesquite flats, draws, irrigated crop fields, 4 water wells and no cattle at this point. I've had several that way. We could leave home well after daylight on Friday morning, hunt Friday afternoon, Saturday morning and afternoon, put the muscle sore dogs down for a couple of hours on Sunday morning, then get time for some football.

Thats a good price in an area where there could be decent bird numbers. I heard some good reports in the Childress area last year. If I wasn't on two leases already I would take a look.

Not counting how much you're going to spend in fuel to get there, because that is literally the middle of nowhere.

Where did you get $6K? Hookem's lease is $1500, mine is more but I get the whole season, last weekend of Oct. to the last weekend in Feb. and it's not $6K either.

That is what I was thinking. What is the going rate per gun. Last I looked it was way over priced or at least way over what am willing to pay for two months.

$1,500 per hunter to hunt 4,000 acres for two months is not a bad deal. And what does location have to do with it? It's not the landowners fault that you don't live 20 minutes away. It's a fair price.

$1,500 x 4 people equals $6,000. I promise you nobody lives 20 minutes away from this place. If you were from the panhandle you would know that. I'm sure its a nice place and somebody from Dallas will jump on it and go 3 times which is exactly what I'd want if I was the land owner.

If it's good dog country it should go for $6-$10 a gun. That's no a bad deal and it shouldn't take you long to lease this place. Good luck.

I lease and have leased a lot of land in North Texas. I don't know of anyone that is paying this kind of price for an after deer season lease. I am seeing more $1-2 per acre, maybe a little more if the place has some kind of lodging amd utilities. Plus, the full season lease for just quail in North Texas is basically non-existent. You just don't hear of many of them any longer.

Now South Texas.....That is a whole different ballgame.

Most full season leases go for 3 to 5 dollars an acre in you can find one and very often it will have a lot of area that in not really huntable. ie real thick cedar and deep canyons. If you have amenities it will be on the top end. I believe he has it priced close to right. The downside is distance. This year a person will have a full 8 weeks for an after deer season lease.

As has been said above $1 -$1.50 is the going rate for after deer quail leases. Maybe they could get $2 if it was within a 2 hours or so of Dallas or Houston. If you don't think it is worth what they are asking call and make an offer. But at the end of the day, $1500 for an after deer lease isn't a bad deal, I know guys why spend money of quail leases every year that don't go to them because they have better spots. They keep multiple leases because you never know what area will have good rain and bird numbers each year.

I meant per acre. If you have good dog country in SOUTH TX, $10 an acre is on the top end. There is no comparison as far as market to North TX and South Tx. South Tx will bring a much higher market.
