The land is surrounded by low fence ranches 100+ acres each. I have never hunted there before and a friend asked me about getting on a lease? Would be off Hoover Valley Road. Also, is there anything else to shoot in the area? No water on the place.

What is max we should pay?

Lots of game and exotics. I'm from Lampassas and hunted in Burnet on a church buddy's place.

Walk the entire place first before you decide. I'm guilty this year of getting on a lease out West without walking it first, was sent game cam pix and I jumped on. I've never seen a deer out there to date.

100ac... $10-14per ac but I've seen 20+

100 ac is small. but doesn't mean it can't be good. depends on what your expectations are in terms of deer quality and quantity.

though its not impossible...I'd think its not an optimal situation for harvesting a large or larger deer. and probably not a good situation for harvesting a lot of deer or at least not without overharvesting the place. folks are real quick at times to shoot every deer they see and then cuss the neighboring 100ac because he did the same thing.

but for two hunters who are aware and mindful of each others actions to harvest a deer each...maybe two..

I'd think its plenty space. just do your best to do your homework to make sure the place hasn't had the crap hunted out of it by previous folks. and then you yourself don't abuse the place.

might end up being a nice little ace in the hole for a long time.

I guess it depends on how it all looks....I wouldn't want to pay more than $500/head

Depends on the deer density and location. 100 acres is a lot of land if it's located between a couple of big ranches, and it could be a 100 acre field also, so you have to check it out. I'd say go for it if you are just looking for a place to hunt and the population is enough that you can put your tag on a deer.
Price is what you are willing to pay to have a place you can hunt and enjoy yourself.
Just remember if you won't pay the price there are going to be a big line of folks behind you that will.

Once i learned that i didn't "NEED" to kill something, and that if i did kill something all the fun stopped and work began, i was a much better hunter.

Burnet County has a lot of deer in it. If the 100 acres has cover on it, then it will be plenty of land for 2 hunters to shoot 2 deer apiece on. The only thing I would be worried about is the amount of cover.

I drive Hoovers Valley all the time. Lots of houses going up out that way. Is it before you drop off the mountain or after? Some heavy cover once you drop off the mountain into the valley. Friend of mine has a small ranch on the right as you go down. He has a few deer. There is a large commercial organic veggie farm, might be deer heaven there. I don't see near as many deer on the road as I use to and the drought killed a lot of cedars as well.
