Problems with owning under 20 acres?

Looking at some land that is 17 acres big, prob 75% wooded and was just curious what some of the pros and cons are for people who have bought small land like this.
I currently only have access to public land, so I would love to have something for myself, and it's only 50 mins away.
I know your neighbors play a big role in how successful your hunting is, but I was just seeing if you can even keep deer on that small of land.
I don't have the equipment to plant a food plot, just a feeder or two.
Does anyone who bought small land regret it and wish they would have saved their money, or is it worth having your own spot even though it's not the 640 acre paradise we all want.

spoon, I bought 37.3 acres last June 1 1/2 hours from my house. I could not be any happier except if it were 373 acres. There is always more work than I have time to get to. I originally didn't think I would do food plots, but I got the bug and now I have food plots. Nothing better than harvesting a deer on your own place. If you like the piece of property and can afford it, I would say go for it.

I used to have 40 acres and only have 80 now. You're not going to keep them on the property, but they'll sure as heck pass through it plenty.
The biggest issue I'd check for is the surrounding properties. If there are tons of 20 acre tracts around you, hunting pressure will be sky high. If you border a huge place or national forest, you may have a gold mine.

The less acreage you own, the less control you have over the area and what happens around you. If your a Vet look into the VLB and see if you can afford a bit more land.

I leased some land close, east texas, 250 + acres a few years ago. Almost impossible to get them regular on corn, constant fighting off hogs and coons and theft. 1 really good buck would show up super randomly.
I bought 73 acres 2 years ago and I grin every time I go out there knowing it's all mine. Deer hunting is the same. Hard to get the deer in on corn and I have 3 ten acre tracts around me that are being hunted and some trailer homes to the north of me.I have the water and expect to have better deer hunting in the upcoming years as I hunt more and work on the place. Provided the white trash can keep their dogs from peeing on my feeder.
17 acres- don't expect great deer hunting. With the antler restrictions you may not even get a deer some years. But you can get a lot of value from camping and varmints to make it worth it.

I have a 17 acre piece of land about a half mile from the main place. It is LF and that is where I do my hunting. My one Grandson has taken a couple of 8 point WT and I have take numerous Axis off it. Yesterday afternoon I was working on the blind and had 8 WT at the feeder while I was working on the blind. 5 does and 2 spikes and a 6 point.

Spoon I don't own land, but have considered the same questions you are asking. I think as stated location is key as well as the terrain. If you have decent deer population and cover, I would imagine you would do fine. Don K sounds like a slice of heaven, I would love to own 11 or so acres in Bandera for that very reason.

With 17 acres you want to really check out the neighborhood. Neighbors can make or break it, sorry neighbors with dogs and kids running loose and you will be spinning your wheels.

My BIL has only 10 acres but he feeds corn/protein year round and knows all his neighbors and they don't hunt!!! He has a lot of deer pass through and has no problems!!!

Retrieving game on others land. Make sure you know who your neighbors are and if they will let you retrieve game on their property.

Make sure the county allows hunting on such that small acreage as well. They can restrict you to bow only at any time since it is under 50 acres.

I own a 13 acre tract in Real county north of Leakey. I've never been shut out. Plenty of deer, hogs and exotics pass through. Lots of small places around it. Just so far away that I haven't hunted it in a few years. Location, location, location.
Life is too short, as is. Don't chance it. Don't text and drive.

I have 20 acres, its nothing but dry creeks and woods. Maybe 5 acres of spotty clearings. I drag an old horse panel with cinder blocks tied on it to scrape up the ground for food plots. Deer love to hang out there. With mostly pasture around me the deer stick to the thick wooded creeks.
Sometimes it's hard being me! But somebody has to do it.

Location is definitely the key. There are still many large ranches in the area and if the opportunity to buy a small adjoining small acreage place bordering it, go for it.

One more thing. Deer don't know they are on 20 acres when the rut is on. A kid shot a 22 point buck on a 12 acre place in Robertson County.
Sometimes it's hard being me! But somebody has to do it.
