I do not know land values all that well, in full disclosure. But, that does not seem like that bad of a deal, actually.

Yeah it's a lot of money for ducks, but obviously has other wildlife as well... plus...

5000 square foot house, 3000 sq.ft. barn, etc. If you take out the cost of those, you are only looking at something like 3K/acre-ish, right?

That's really not that bad for a 5,000 sf house and 3,000 sf barn. Hell that's probably 6 figures worth of concrete if they have porches and concrete parking areas by em...

Well if that's what its worth, I'm sure the price of $4.7k will come down over time. Set price high, come down every month till it sells, then you know you sold at market value. And whatever someone pays for it is market value. I'm guessing Pigpen is just pissed because he wants to buy it for $1k an acre. grin

Well too bad I cant get that for acreage NTMWD is taking away from me for Bois d'arc reservoir. $2200/acre non negotiable.

261 acres @ $3K/acre = 783,000
5000 SF home @ $80/SF = $400,000

Total = $1,183,000

Seems to me to be right in line @ $1.2 million with current Fannin County prices ... and everything else in the ad (Barn, ponds, running creek and springs) would all be freebies.

I think that may be the Petrovic property and if so, does attract a lot of waterfowl.

209 acres. Cutting all our timber since we will be on cleared half of lake. We will lose all the eastern turkeys that roost along our creek. 4 duck ponds will have their dams taken out and become bottom of lake. All in the name of water for the Wannabe's in metromess. Glad they will have water for their zero lot line yards. Whatever. Whole thing sux. Oh well, lake in back yard may grow on me after a while.May have to take Guy out there and throw him in the deep part of lake I mean take him fishing. bolt

Well pigen, duck clubs and guides are not driving land prices up, consumers are driving the demand for private water/land, and thus driving prices up. Guides, and duck clubs, help meet the demands of consumers in more cost effective ways than if consumers were to purchases private water/land on their own. So you have a duck club of 100 rich members that like to hunt few times a year, duck club has 1 property well managed and fully utilized/optimized. If you were to outlaw duck clubs/guides, the 100 rich members would go out and buy 100 properties driving land prices up, and hunt it few times a year. Duck clubs/guides make hunting/private land more cost effective, remove them and cost goes up for everyone.

I know what you mean tho a "duck for a buck", it gets on my nerves too. I have no interest in making money on hunting. I have been approached many times to make a buck on hunting, and I have no interest in that and can get easily annoyed if you press me on it.

Make a business out of hunting and hunting becomes work. Hunting is an escape from work for me.
