A beautiful place with great hunting. About 10 minutes from Franklin Texas. Hard to find type of place. Big hills, mostly hardwoods, rock outcropping, live spring fed creek. Recently surveyed. Thanks for the interest, questions, and comments guys. Property is a 4 or 5 minutes off the paved highway....down a very good iron ore road and deeded easement. All weather road, ok in all weather-no access problems. Property does not have highway frontage...which for my way of thinking is a plus. Beautiful place, live water, and great hunting. We have 2 box blinds/feeder & pens/oat patches on the place. My wife hunts with a son and I hunt with the a son. Lots of deer and hogs. Bow hunters could probably hunt 3 people. 1 or 2 deer is all we will eat so that is all we shoot.
On the electricity question, its likely a $3000-$5000 expense to get electricity.

Been very interesting pattern of responses to this land post. Seems people are more interested in minerals than the land itself. Understood that minerals can be important, but first question is usually about minerals....is surprising. If area is leased/active with drilling activity, minerals probably are not on the table for the seller. If area is not active, the minerals are just a total guess. JMHO
Anyway, I thought I'm selling a little hunting place and alls most people want to know about is drilling activity and mineral scenario. Lol-shows what I know. Thanks for your emails.

A lot of that has to do with a combination of things:
1. I'd have to see the exact geo maps we have, but I believe you're in the pattern for a couple of shales plays.
2. If the minerals are already gone or leased, development of your property being as small as it is would might completely kill the recreational value of the place.
Anyhow, good looking plot of land.

Good points cameron00. I'm just hearing from some buyers an expectation of mineral scenarios they are not likely to find in Texas right now. A buyer starting the land buying conversation by laying out mineral "demands" may not be the best approach to the seller.
There are many factors that one should consider when buying a piece of land. Minerals is surely one of them-but certainly there are many factors just as important.....such as....is this even a place the buyer likes. I've had a lot of guys just immediately attack the mineral issues without even discussing the property. To each his own-just a little strange to my way of thinking.

A very few gas wells in the area. Absolutely no current drilling activity around property...many places in the area are not even leased. I probably know 100 people with rural land and no oil well for every one person that has any dealings with an actaual well their property. Again, there are many issues to consider when buying property-minerals is one and there are many others.
