I am considering leasing out 520 acres for year round all season access. Located a mile from the Clear Fork of The Brazos between Woodson and Throckmorton. Two very nice modular log cabins on site (six years old). One smaller barn. One large pole barn. Four feeders and four two-man blinds in place. Outstanding hunting for deer, pig, dove, quail, turkey, etc. 140 acres of wheat with sunflowers mixed in for dove season. Remainder is mesquite pasture with good amounts of hard woods and creek bottom. Water, electric, plumbing, full kitchen, air/heat, directv, washer/dryer, shower and restrooms in each cabin. Very nice hunting/recreational set up. Complete turn key.

This is our family hunting place. We have managed for wildlife for the past eight years. We want to keep the land but don't use it like we used to. We would be looking for an experienced group of responsible, management minded hunters with great references. The lease would be for year round, 365 day access to the cabins, barns, land, hunting, fishing, etc. Water, electricity, and liability insurance would be tenant's responsibility.

I am looking for some feedback from you the people for what a fair price might be. You don't have to be interested in leasing to offer up an opinion.

Please speak up if you could shed any light on a fair value.

I'd say 4 guns $2,500 each would be a fair price. But, life isn't fair. I think you could get more for sure. That's great country! Good luck with your search.

I think $10-12/acre would be the going rate in that area.

Thanks for the info and interest. I was flooded with interested hunters. Sorry if I don't get back to all of you. This is still something I am still considering, so no reason to start showing the place.

Personally, I believe 540 acres in Stephens County would be about right for ONE gun, not four. When we were leasing on the Clear Fork just to the west near Ft Griffin, we figured one gun per 700-750 acres. And $10-12 per acre is about right.
