a lot of landowners don't own minerals. that is not uncommon at all

Yea maybe so but in that area I'd figure there would be a least I piece of the minerals available to at least have a say in what goes on in your property

No minerals last time minerals changed hands on this place was in the 30s.Theres no drilling in the area there was a old gas well but they plugged it a couple months ago.If they drill you get damages which pays pretty good some times.

That's an awefully good price. There is a real spike in south Texas ranch prices (that don't have oil production).
A lot of money in the hands of ranchers who's property has been torn up and are looking for similar land without the hassle.

Does the ranch have good brush? High fence or low? You mentioned 2 tanks, how large? Any creeks running through property?
