Hey guys,
Looking into getting a lease near PK (just south of graham) do you all know of how the deer population is up there.

Look at the Young county posts.I am South of Graham. I have nice deer but cant ever see them during the day.

Sounds like a lot of deer which are very nocturnal- does anyone know if its just a localized (property to property) issue of is this something which I would potentially have to deal with and is there even a way to get the deer up and moving?

From a couple posts and internet research it sounds like there are an excess in the amount of coyotes, if that is the case would this impact the heard a bit by the yotes attacking the fawns?

This may be a bit of a concern.

Thoughts?

You will always have a potential of the deer being nocturnal anywhere. I just depends on the pressures around you and the amount of pressure you give on any given place.

It is ALWAYS a good idea to get after the varmints to try, yes I said try, to control them. You can shoot something like 75% of the coyote population in an area and the next year they will make a FULL recovery. Hunting coyotes is a full time job up

Be very careful leasing this late in the year. Don't do it without solid references being given. There are a couple scam artists that work the Graham area. Good luck I hope it turns out to be legitimate.

You will be lucky to see a shooter in the daylight hours and I don't think you can blame the coyotes.

The lease would be for next year-
You guys are getting me a bit nervous on this place, anything I can look at on the property to help figure out if this property will hold game.

Be sure you're not dealing with one of the scammers that work the area. I'd do some asking around / googling about the guy offerening the lease.
One of the most common issues around the county (many others too) is advertising 360 acres as 400 or more. There is a lease S of graham open right now it is 137 acres the guy says it is 200 and charges for 200.
Tracks and poop will tell you if there is deer crossing / on the place. Some areas of the county have a good population other areas are sparse.

We've hunted several different areas of Young county for years, never had a 'nocturnal' deer problem. It is just like any other hunter dense high pressure county near a big city. IMO lots of leases in those counties with way too many hunters for the acreage.

Coyotes & pigs are thick in most areas of the county.
Usually good turkey numbers.

Pressure has a lot to do with it. My uncle has a small parcel just south of the Young/Stephens county border. In all honesty we shot it out for a few years between all the family memebers taking deer. The neighbors leased their property as well so it got to where there werent any deer seen in daylight. When we got a lease somewhere else and let it rest for a few years and they stopped leasing the area next to us the deer recovered. Now I see deer during daylight pretty regularly.

There are nice deer in the area! A 190 class was taken 2 years ago and I know of someone that just got a 150+. Good luck in your search!

Just saw a post on CL for a 600ac ranch south on Graham, is this one of te possible scams or a legit lease?

Probably a real estate guy posing as an outfitter...if the land was any good an outfitter would take clients there and NOT lease it out...although the outfitter may have already hunted it out and is now trying to make money by doubling his lease cost...or it could be a deerless portion of a bigger ranch that he wants to use the funds to pay for his other land...BASICALLY BEWARE OF THIS DEAL....

I would not pay anything over 15, which is still a little high in my opinion. I have been searching for land around that area as well as others and most people I talk to already have the hunting rights leased out from the land owner and then leasing it out by the acre anywhere from 18 and as high as 33. so I would only deal with a land owner that way you are not paying for that guy to hunt plus paying his bills at home.

Lots of good deer around Possum kingdom lake. Other places can be good to average, some poor. You HAVE to check each one out on an individual basis. Like was stated above, there are some scammers around the Graham area. Best to do business with the owner, if at all possible.
