There is a thread on that guy over on the green screen. I have never dealt with him but several guys on there said don't waste your money.

I have never delt with him either. I have read some good and bad opinions. I guess it depends on personal experience.

You are probably paying the middleman on those places. Probably 30% or more of the price. 3 guns on 160 acres out there???

You'd think 3 guns on 160 acres would be a little crowded Maybe 2 middlemen at those prices.

i agree, todays world with my experience its been pretty damn hard to find a lease without a middle man though. The middle man will come along and outbid the hunters and jack the whole price up, so in my eyes these prices dont suprise me. I wish landowners advertised like the brokers do but very seldom do you see that. makes it hard on folks trying to find a descent lease. You could be waiting for years to hear about a lease by word of mouth even though i see some great opportunities come across on this forum. If i were looking for a lease I would be intrested in the two larger places listed above if anything. Talking about over crowded, I talked to a lease broker that was willing to put 6 guns on 125 acre tract in Bruni, Texas for $7,500. He claimed big deer and big neighbors, i believe that lease is still listed, go figure.. bolt
